Paul - I think you have done a brilliant job finding out the information and responding even if it not what the poster wants to hear.

After all you have no vested interest in this booking or refund so it is a credit to you as an owner on the same estate that you wanted to help.

I have a booking for Formosa Gardens Estate in May, but not with this property and I have to say I was worried when I saw this post but your actions with your association have given me good reason to be pleased that I am going to stay on this estate.

Can I ask what our dates are? because you can always check their availibilty calender to see if it was rebooked if it is "booked" I would call the owners and ask if that is your original booking or if it is a new booking - if a new booking I am sure your deposit less admin. fee will be returned but it may take a few weeks.


Also I need to state that if you sent a check for a ressie to me this is a contract - Did the owner when you spoke with them actually say to you "No we have not cashed your check yet but even though you don't want this ressie we are going to cash it anyways"? Seems highly unlikely that they would especially during a busy time of year.


Planning a WDW vacation is stressful and we all want the "perfect trip" for our family so I hope all works out for all involved.

Cancellation Policy:

Any cancellation of 60 days or more before the rental date will result in a loss of the deposit money (20%) unless a subsequent booking is received to replace your original dates. In the case of a subsequent booking, the deposit money will be refunded less a $100 administrative fee.
Cancellations of between 30 and 60 days before the rental date will result in a 25% refund of the rental fee including the deposit. If a subsequent rental is received, the entire amount will be refunded less a $100 administrative fee. Any paid pool heat charges are fully refundable.
Cancellations within 30 days will not receive any refund unless a subsequent booking is received. Any paid pool heat charges are fully refundable.
Minimum Stay: 5

Paul, you did a good job in trying to settle things. Since the cheque was sent directly to the bank I don't see how the owner would have been able to stop it from being deposited.
It takes me ages to finally book a vacation home. I'm always looking for the perfect home and fear that I'll book one and another that I like better will come along. :laughing:
So I guess the moral of the story is make sure you really want the home that you book. It will save you and the owner a lot of hassle. :)

We have rented many homes in various parts of the country and we have found that typical procedures vary greatly from area to area.

In December we are staying in a villa in WH, and this is our first rental home in FL. I researched before deciding on a home. The typical terms I encountered were a 20% non-fundable deposit as described in this thread. It certainly made me very cautious before renting since for us $700+ was potentially on the line to be lost.

I was really heartened to read the helpful responses on this thread and the efforts made to reach out to rectify the situation - the DIS is such a great place!

the "DIS boards" is a good place....I am just a poster here but I want to say that you didn't do anything wrong and should come back to ask questions (or answer them) when you are able and at your convenience.

It would be useless to have a website like this without all kinds of people and ideas, tips, opinions etc.

Be careful about booking this property. The owner, Robert George insists on payment by personal check and will not refund deposits. He breached his contract with us by refusing to refund funds even after all terms and conditions had been met. Threatened us with a lawsuit for defamation of character should we post any negative reviews of his property.

Pass this one by if you want to have a pleasant vacation experience.
