Going rate for rentals?

I was wondering what the usual rate is for rentals for DVC properties? I seem to be reading it's usually $9-$11 per point. Someone on another board was offering a Studio at the BW as follows:

It's for Feb (MAGIC SEASON on the point chart)
These are the prices he offered me:
Weekend: $463
Sun-Thurs: $296

The way I read the chart the Fri/Sat is 28 pts for standard view and
32 pts for preferred view

Sun-Thurs is 11 pts for standard view
14 pts for preferred view

At $10 per point for standard view the Fri/Sat should be $280 and the weekdays $110 per night?

Are the prices I was quoted a total rip off??

Even though the "going" rate is $10-11 (you'll only see under $10 for "distressed" points that someone really needs to get rid of), it's really a case of supply and demand. I see you are trying to book Presidents Week one month in advance. In that case, all bets are off. Presidents Week has been booked solid for months and months. Heck! There doesn't seem to be any availability anywhere on WDW property for your dates! It's really not reasonable to expect to be able to pick up something at a bargain rate on such short notice.

Is the member trying to take advantage of you. Well ... IMO ... yeah. Then again, I don't book busy times just so I can charge $21 per point. Is the price you are quoted a total rip off? {shrug} Maybe yes, maybe no. There are many people who booked Boardwalk at rack rate which exceeds the average of $351 per night that you were quoted.

Just so you know, members must cancel no less than 31 days in advance or the points become harder to use. My guess is that the member with the points needs to rent those points by 1/18/06 or s/he will cancel the reservation and get nothing for the points. You may be in a position to make a reasonable offer to the member, with "reasonable" being the key word. Feel free to PM me with any questions. It all depends. For example Feb 19th throught the 25th is unavailable through Disney.com, so you couldn't get it. SSR, the closest match on the website is $2,334.84 for the 7 days/6 nights. This late, all the boardwalk standards are gone, so you either have to book at least (usually) >7 months in advance, or be willing to pay the preferred rate. His rate would be $2406.00 for Boardwalk or what seems to be $14.47 pp for weekends which isn't too bad for a sold out resort, and $21.14 for weeknights (in both cases assumming preferred view) Which I and I bet many renters would DEARLY love to get, so yes I would agree that for the weeknights, it is a little high.

Finally, FWIW, Another full week of MAGIC season at the BWV directly from Disney would cost $2,308.08. However, I don't know if it would be a standard view, or a preferred view.

You can certainly do much better renting here at the DISboards.

As I stated in other posts, I already have a reservation for the days that we will be there...just thought it would be nice to upgrade.
We've starting our trip at the Caribbean Beach....may stay there for the whole time.
We've been to WDW many times, and usually stay at a deluxe resort (love the Poly and Yacht and Beach Club)
That being said, we're not looking to break the bank for this trip, it's all sort of last minute as I will be there for a conference and my family is joining me for a few days......
There are some kind folks from this board that are looking into time for me that week.
I just wanted to be sure that I wasn't totally off the mark with my calculations. I see no reason so deal with the other person, since we'll have a great trip wherever we stay at WDW!

Sorry it doesn't look like it will work out for you this time. If you like the Beach Club you may be able to save a lot of $$ renting DVC points if you can plan far enough in advance. I love CBR! You're have a great time and there is something to be said for not having to move part way though your vacation.
 
You have to understand that at $10 - $11 per point the person renting is making out better than the person who has the points. These are savings from 20% to 60% off the Disney rack rates. The renters costs for these points when you factor in carrying a mortgage could easily be at least $9 per point if not a lot more. Most of the time they are not geting a return on investment that exceeds putting their original money in a CD.
 
14$ or more a point is still a good deal compared to disney's prices
 
I just checked with disney and a studio at BWV for say march 4 06 1 night is $462.72
