I've never seen rental rates differ from one property to the next. On the boards here, different people ask for different amounts based on their situation, but AFAIK most of the companies that rent points charge you a flat rate, and just ask for a priority list of your preferred resorts. At least from my experience, there's no premium on certain resorts - just limited availability.
Secondly, VGF isn't being offered at a price premium (or at least not much of one); the rooms just have a point premium as compared to the same resorts at the same time. So, you're going to pay more for VGF, but in actual points, not points per dollar.
I think that you are both overlooking the fact that between its small size, lack of availability due to the fact that not every room is in the DVC system yet and the appeal of being new, VGF is not going to behave like the other WDW DVC resorts for some time. I think it will parallel VGC, and I haven't even seen a post advertising VGC points for rent.
I think the newness will wear off just like it did for BLT.
Size is not all that much different then BCV and rental rates don't vary much. The lack of rooms is very short term on a whole. You can have high expectations, but reality is, any variation outside the norm will be short lived and/or very spot.
Given that the standard point broker rental price is $14, I think that the number for VGF will be somewhere in the $16-18 range, based on the availability of points for rent. Of course, this all goes out the window if people find that they can book at the 7 month window using points from any resort.
Is it no longer taboo renting a "speculative" week here if you legally own a fixed week?
I agree, you also don't get a price premium renting 11 month Boardwalk Villa standard views or Boardwalk views for Food and Wine. Or Grand Villas. Or VALK conceirge or BLT Standard view. Nor are plentiful SSR rooms discounted. Its one of the ways the market isn't working according to optimal simplistic economic theory (probably because this isn't simple) and I would be very surprised if it was THIS DVC resort that suddenly kicked in some sort of supply demand price awareness. I certainly wouldn't buy on that assumption.
For those of us who are eagerly awaiting a DVC at the Poly, the next few years of VGF rental rates, rental/booking availability, resale costs/availability, etc. will offer a good preview of what we can expect from the Poly.
That is a very interesting question for the moderators. If in fact an owner who frequently uses this site owns a set week, can he attempt to rent it on the rent/trade board without being subjected to the limitation that a confirmed reservation cannot be posted for rent except 30 days or less before the arrival date?
