Yes, it is only for on site guests.

When I was there earlier in December it was not offered every day. I can't remember exactly but seems like it was only 3 of the 5 days I was there. I never got up early enough to join though

Thanks so much! I went one morning it's open to guests of all 3 Disney hotels. There were about 10 people including myself and my dad. I walked in the front of the pack behind the guide. It was like getting a free tour it was so awesome. He told us about the buildings and why they built them and what the time frames were built and other facts. He was a super nice guy and answered all our questions it was unique because we left right on time and then they relocated the gate. The park was empty!!!

It's not everyday.

The day before you check in call the concierge and add your name to the list.
There's also a morning pilates class at The Grand we love to do.

When you check in ask for the weekly schedule and it will have each day's events listed.

You can't bring your cell phone as no pictures are allowed so make sure to leave it in your room.

Just looked back at the last 3 years of hotel activities and each time the walk was offered on different days, so there doesn't seem to be a set schedule. I would definitely recommend it, It was a lot of fun and it was really neat seeing DCA with no one else in the park.
