Our garage door opener broke last night and we now need to purchase a new one. Need your opinions and advise on chain driven, screw driven or belt driven. Any pros and cons on each would be extremely helpful.

Belt is the most quiet, Screw-drive I don't like because if it breaks (the screw) it is most expensive to fix, and you can't go wrong with the standard chain drive. Make sure you get a big enough motor for the size/weight of your door. It's also a good time to check the spings on the door...my parents torsion spring just blew out the other day...3 of us together couldn't even lift the door. Weak springs will cause your opener to overwork. Good Luck.
 
Thanks Toystory Fan. I know that springs are the door are in great shape because we just replaced the door in September. The garage door opener was in the home when we purchased it and we've lived there for 7 1/2 years. My thoughts were the same about the screw driven in regards to the expense and the hassle to replace if the screw broke.
 
We have been in our house for 31 years and have had two screw drives. Current one has to be over ten years old. Only maintenance is using proper drive lubricant once or twice a year and spring tension check maybe every eight years or so.
