Gambling On Contemporary Dvc

To the OP: Don't rush the purchase. There are ALWAYS good incentives. THere were better ones last summer actually. So no need to feel pressure to buy by the 18th. It'll come around again. :)

Personally, I'd wait and see about CRV. I don't know why people have doubts as it's already 1/2 way done with construction. I am sure it'll be (partly) DVC and partly resort (if not all DVC). So why not just wait a bit longer and see when they make the announcement. It's bound to happen in the next few months.

Being off the monorail is a HUGE advantage to many people. I'd wait.

You are the first person so far in this thread to say wait for CRV. Yes I do hate to feel rushed. Yes I am still confused.
 
DH and I own at BWV and have NEVER, EVER stayed there. We have no desire to stay there either. When we bought DVC, BWV was all that was available, and we wanted in, right then! We had already had to put our plans to purchase on hold twice and were afraid if we didn't buy at that point in time something else would come along and mess w/ our plans. As a matter of fact, when we made ressies for our last trip all that was available was BWV and we waitlisted for another resort. Neither BWV or BCV appeal to either of us, despite their close proximity to Epcot.

We also have no intention of selling once CRV becomes (IF it becomes) available. We have less interest in staying there than BWV.

I’m curious…. If you knew then what you know now, would you buy OKW on the resale market? It has lower dues and sells for less per point?
 
To the OP, I think that the major benefit of going ahead and buying a contract where you would like to stay now, is this:

a) you will have those years to use the Club to it's full benefit!
b) if/when CRV is announced, you will already be a Member of the Club. Mnay have stated that Members get first dibs at points and/or some incentives to add more, can someone confirm?? I know that I have recv'd offers in the mail from DVC to add-on points there, so they do offer add-on incentives to current members for new properties.

I can tell you that I bought 170 points on the resale market for BWV, and I am sure that we will be doing an add-on.

I think that you are feeling pressured because of the cut-off date for the current promo, which is a nice one, admittedly. No one knows what/when the next one will be.

IMHO, what you really need to do is ask yourself this:
Outside of promos, incentives, deadlines, and cost, where do I want to stay and when do I want to start staying there?

Answer that, and you will know where and when to buy.
 
Over time as DVC gets larger and larger and larger we will see more and more and more resales.

DVC will ALWAYS have to do incentives to get you to buy direct from them, and IMO the incentives will continue to get better and better.
 

Somthing to bear in mind, if you wait not only is there a good chance prices will have increased but if you are paying to stay in rooms at disney in the two years these reservations will cost you money. I have only been a member since august 2006, before this I always stayed onsite paying cash. Having just worked out what it would have cost me for my stay of 14 nights August last year and my booked stay of 18 nights in August this year, against the lowest resale on the market with TTS plus their 10% commision plus the two and a bit years dues I have paid, I will have basically broken even by the time my 18 days of reservations in August have been used, given the fact that before joining DVC I stayed in Delux rooms that cost a lot so in effect my hotel habits have not changed by joining.
About another 2-3 trips after this year and if I decided to sell for any amount or even gave it away I would likely be up on what I would have spent anyway.
This is the way I look at my DVC investment, do others think this is the right way to look at it?
 
Just one comment---the "if CRV ever becomes a reality" line of comments - is laughable---that place under construction is DVC- no matter that they won't say anything about it--the original plans were posted on the architects website with the name Contemporary DVC--before Disney quickly had them taken down...the permits all reference DVC type units....it is a DVC to be...PERIOD

You know, one thought did hit me...

If there is a recession or extended downturn in the economy that impacts DVC sales... could they "delay" starting the sale of DVC units at CR and just rent them as "suites" until the economy picks up?

(Or even not finish them all out.....)

Well, if the economy turns, those freebies and bonus points with double and triple and the discounts will be better and better. So I think that's another reason to WAIT. Timesharing is like a bus. When one leaves, another comes. I would have waited to get AKV add ons except for:

1) We wanted our ROFR on the new Grand CA coming up
2) We needed a 7 day ressie for New Years at AKV.

Otherwise, we would not have bought right now. I think with the economy starting a downturn, the summer prices will be less and Contemp is bound to be a 3rd option to purchase soon enough. Ah well. We want CA.

We purchased at SSR because we could afford to buy more points there with last years Friends & Family promotion. AKV had been announced but wasn't for sale yet, nor were the point charts out or had the price been announced. Our guide said it would be a lot more than the $86 per point at SSR so we purchased SSR simply for financial reasons. However, we LOVE the AKL and I'm dying to add-on at AKV just because we love it. But I only want about 55 points - so unless they come up with a sales promotion that applies to less than 100 points there's no rush until there's another price increase looming. Meanwhile, in the back of my mind I'm thinking about Ko'Olina and "other" possible DVC locations yet to be announced. Wondering if waiting to add-on at one of those might be a smarter move for the 11 month booking window. Maybe our money would be better spent on a resort that's likely harder to get say over spring break. I mean "what if" they built a DVC at Lake Tahoe - yeah, right I could get in at 7 months for spring break! :rotfl: But I think it's safe to bet the price per point will be much higher by waiting for any resort that's not announced or for sale yet...

OP - I would do my "master" contract now at either AKV or SSR then add-on later if I felt I needed to. I would make the smart money move and get more points per dollar to get in.

Good question, and one I've never given much thought to as I can't change it. But since you asked, I am thinking the answer would be yes.

When we bought we had no idea there was a resale market (although I do remember DH asking our guide what happens if we had to sell). We just wanted to buy and so bought direct from Disney. We knew that WDW was where we love to vacation and figured that it was a good idea to lock in the cost of the future trips we knew we would be taking.

Obviously we prefer OKW to the other resorts. For us it is the resort that feels most like being home (I really don't like those long hotel hallways - even the outside ones at SSR). However, I can't say I would be unhappy if we had to stay elsewhere. Afterall, I am on vacation at a VERY nice resort in a location I love.

You mean like all the great deals we were offered when we bought in 2002? Oh, wait, Disney just sold BCV without any great incentives, and announced SSR, which they built at a pace that pretty much equaled sales.

And with my buying power decreasing every day, my stock stagnating, and an unlikely outlook for raises in my company, rumors of layoffs - and most other Americans being in worse shape than I am - we'll all be in a great position to take advantage of those bargains if they are offered.

So they have been building this resort for years with out sales. Does any one remember when bonnie creek was going to be a dvc resort poof that never happened .

I truely think this is all rumor and specualtion and a heck of a alot of hope.

It makes no sence to not make it public AKV will sell it is a attraction in its self SSR will maybe sell (I would never buy there ewww!) so saying there holding out till the sell the other too is hog wash just look back at bcv and boardwalk they were not total sold before the offered SSR..

If the CRV were to have the same price pt as the other DVC's, I would think having AK-SSR and CRV for sale all at the same time would make it difficult to sell SSR.

IMO we will see a sold out SSR prior to any announcements.

BWV was sold out - they did release more points when they moved the DVC offices to SSR. BCV was very nearly sold out. They had a huge push to sell out HHI and VB right about the time they announced SSR.
