Future Maintenance Costs at the Polynesian Villas and Bungalows

I'd be more worried about the dues at Hilton Head following a mild hurricane. The last one was 56 years ago. The thing that protects Hilton Head also makes a hurricane hits worse when it hits. Gracie was a monster. Hilton Head is mostly sand and the government replaced the sand then let people build expensive structures on it.
While I agree that VB and HH have a higher risk of dues escalation, I think it's their inherent nature that causes this risk. Insurance should cover most of any hurricane. The larger risk from a hurricane is losing the resort completely in which case one loses their ownership if it's not rebuilt (or their section) but they might get some insurance proceeds if this happens.

Yes, there definitely seems to be no argument about that.. I know everybody keeps saying it but hopefully they will address the issue... Eventually. Or sooner than later, lol. I mean, they can't let it go on like that forever with the showers clogging every week right??? Or can they :/

Our first stay had slow drains, which were corrected when we called. Last visit no issues with drain. To me it is a design issue of drain. If they choose to correct, I would think it would be a fairly low cost by changing drain cover from tile to a grate design allowing quicker water drainage. "If" they maintain the drains it should not be an issue, its a matter of if they bother doing that.
 
My perfect Polynesian would never have bird droppings, that's not magical. The birds are considerate and wait until they are over an open trash can to make their deposits.
Indeed! My parrot does just as you suggest: perches above a trash can for 'deposits.'
 

Like I said, yes pretty much everything is new with the DVC Poly buildings except the structural steel and roof, and even the roof tiles get gradually replaced every so often. All of the Poly buildings, even the hotel ones, have all had pretty much everything replaced over the years, including the exterior wood, and they just finished replacing the bottom of the exterior beams that hold up the balconies on all the buildings. There's really no need to worry about any of these buildings still having wiring or plumbing from 1971, lol, it's all long been replaced. The DVC interior walls, wiring, plumbing, and furnishings are newer than the VGF building.
What about the plumbing that goes TO the buildings? Or more importantly, the pipes that take waste away from the buildings?
 
That might be a question for Tikiman- I know there is a brand new plumbing utility building that is between the lookout point and the studio buildings, but I don't know if that is only for the bungalows or not. I'm assuming they had to do some sewer work in places. Why are we talking about the sewer again? Lol
 
Because sewers are expensive. We had to dig up our yard one year for one. Ouch.
 
Well if that's the reason why people are saying the maintenance might be higher for PVB, then I guess you're entitled to your opinion, but that wouldn't keep me from purchasing just because the underground sewer pipes may or may not be older than some others. New systems can also have problems, even ones that have been newly connected to ones that are older, like probably at VGF. I think we're stretching here.
 
So I have been trying to do my research, and it seems like Poly has undergone numerous, extensive rehabs over the years. Within the last 10 especially we have seen them rehab almost the entire resort... gutting pretty much all of the rooms. The question is did they take the time and resources to fix/replace things such as the pipes, etc. I live in Los Angeles and like most major cities, our plumbing and many underground pipes are close to 100 years old they are still using them for major infrastructure. Im sure in time disney will have to address the drainage issue, the question is when and who is going to pay for it.

Regarding the new DVC rehab, does anybody have a good resource at to what the entire resort rehab process? Like the specifics, not the basics like "they refurbished 3 longhouses, the lobby, Trader Sams, and the 2 pools". Are there any good threads or articles that go a little deeper into the new facelift PVB got? I would love to read them!
