If I'm not legally bound to leave it, it goes with me...everything down to the 1/2 used roll of toilet paper.

And because I don't have to leave it...they should expect my extra screening to be gone as well as the extra flooring & tile I bought for emergency replacement pieces.

I don't care if it ends up in the trash, they aren't getting it.

And THAT is why maybe you shouldn't try to squeeze every last penny out of your sellers! :rotfl2:

Just last night, one of the local news stations had a report on people making pre-emtive bids on homes, offering tens of thousands over asking price before there had even been an open house.
 
When we were selling my Mom's home my brother and sister hated the buyer. He did the same that your buyer is trying to do. So we would counter and they would counter.....until my brother had had enough. He asked us what we wanted to do. The realtor told us that the buyer was done as well, he wanted $6000 at closing. Period. We decided to let it go and honestly it was a good thing, the market really dropped right after.

I think what I am saying is that you have a right to say enough. Have your agent advise theors that they have your final amount and to remind the buyer that they are reaching the incentive deadline. Either way, you are done and if they want it put up or walk away and harrass someone else, they can begin again with someone else.
 
I know you want to be done with this, but only you can decide how badly. If it was me, I'd tell my agent my final offer. Tell the agent NOT to bring you ANY other offers from these people. Period. End of discussion. And I'd add an expiration date on my offer. Maybe if your agent gets serious about it, these people will finally get the message. :rolleyes1

Similar in some areas near me. I have a few family members looking to buy. And having a tough time. Homes (decent ones) are selling as quickly as they are listed. Sometimes for over asking. And prices haven't fallen like in the rest of the country.
 
They sound like real jerks. I know it's a buyer's market, but even so, they need to understand that no means no. If I were you, I would give them a new counter. Tell their agent they are too difficult to deal with and you'll sell them the house at the original asking price and no less. Then walk away.
 
I agree to tell your agent you will not entertain offers below xxxx or with pool contingencies etc. A poor market does not mean you are automatically supposed to sell for less than your home's CURRENT market value! Of course, you have to be realistic about the value, but it sounds like that's not the issue.

We had some neighbors who had obnoxious buyers. They did end up selling to them, but didn't "give in" to their demands. The problem with that is that all of us in the neighborhood KNEW what these people had put our friends through! They've turned out to be okay neighbors, but I think people are still careful around them.

I think I want to move where you are. My home is in excellent condition the 'buyers' even said so. According to their agent "it was the first actually clean home they saw." We've looked, every other home in my neighborhood is a short sale or foreclosure.

We are so willing to work with them so they can get their 8k. We just can't give what they are asking for because it doesn't exist and they can't get that though their heads. It is annoying.

Then they were mad at us because my agent called their lender to get an updated approval letter. The one their agent gave our agent was more than 30 days old and we need one newer than that to complete the contract. He asked their agent for one and she didn't provide it so he called to get one. They said that was 'insulting.'

What is insulting is calling ME a liar when I tell you I can't go any lower on price or you'll force me into a short sale & then ask for 'proof' that I can't go any lower.

Don't forget the light bulbs in every fixture in and outside the house! I use to be a paralegal and did bank closings and we had a client who took all the light bulbs. I thought it was pretty funny.

You do not owe them "proof" of anything. Their recourse if they don't like your FINAL offer is to walk.

We did the same thing with our horrible buyers. My husband even packed up the extra left-over paint so they wouldn't have any idea what color the walls were if they wanted to do some touch-ups!
 
I know, it is a buyers market blah blah blah but really do they have to be such jerks? There is a fine line between being a tough negotiator and being a horses rear...they've crossed it!

They want 5% off the asking price, us to pay ALL their closing costs, get them HOA approval for a pool, and give them $2000 cash for whatever. Their agent has admitted that they are just asking for these things because "they can."

We are underwater, as is practically every house in the state of Florida. We are NOT doing a short sale because we have the cash to bring at closing and we are with a lender that converts the deficiency to a personal loan rather than issue a 1099. My neighbor's house is valued less than what they built it for in 2007.

According to their agent, they have the money. They just want everything they can get. I know it is business but come on! The now want our financials because they don't trust we can bring the money. As if I'm really going to show them my bank records.
We've countered with our bottom line. It drains everything. Below that they force us into short sale. They've asked for us to give more. THERE IS NO MORE MONEY! I can't give any. I don't have it.

Arrrrggggghhh. They are getting a GREAT deal on this house. I don't say that from an emotional standpoint. We are at a fair market price w/out being the hassle of a short sale or foreclosure but we are priced like one. In the last 2 years I have painted the exterior of the house, installed gutters, new dishwasher, new stove, new wood floors. I'm not factoring any of that into the loss or price of the house either. And if they can agree to reasonable terms they get the government 8k.

What is wrong with these people?

I can't even get passed this, WTH do they think they are? Uugg, I'm sorry you have to deal with people like that.
 
Do you have an agent? If so, tell the agent to tell the buyers that you're done negotiating.
You can't get HOA approval-period. Then let them to choose to take it or leave it.

I think it sounds like their agent is causing a lot of the problem. Why do they even know that your agent called theirs? All their agent should have said was that they need this done. period.

There is way too much disclosure going on here.

I am so doing that if this goes though! My agent had actually mentioned taking the lightbulbs but the paint is great.

I am apparently generous to a fault.

In the last 2 houses we've sold we left all the paint. I actually patched all the holes from our pictures and touched them up. I even left lists of what paint went where because some of the colors were similar.

I put all the appliance manuals together so they would have them.

I had pre-paid for a year of lawn care and pest control and I just let them have that.

I made sure that there was TP, soap and paper towels in every bathroom. I've moved enough to know that is 1 thing you don't think about.

I had planned on asking if they wanted my area rugs or washer and dryer since I don't need them but now I'm not going to.

I had also planning on leaving our Entertainment Book and are discount cards for them to use but I'll find someone else to give those to.
 
I blame HGTV for todays buyers & all their wants. They went the house in perfect move in condition with exactly the paint colors & finishes they would have picked. They want the seller to pay closing costs.

Sellers paying closing costs is NOT common around here at all. Its THEIR loan. They should pay the closing costs!!!!!! PERIOD!

I would tell them no on everything. And especially since they have the cash and are already probably getting a deal on the house.

People like that bug me.

Me too, and I have never heard of the seller paying the buyers closing costs until the shows on HGTV. I'm so glad we bought when we did and have no plans of selling, I think the stress of the buyers and what they expect would put me in the grave.
 
Have to ask - do you feel like your agent is being firm enough with them on explaining your counters? I know a buyer's market makes it tough on the sellers and their agent but it just seems like it may be past time to draw some lines in the sand, especially if the end of April deadline is going to be met.
 
Oh I remember that feeling. I hated the people that bought our house so much. At the closing I walked out and said "I'm NOT selling to those people!" In front of them. At the closing they were asking for a $4 credit for a light switch in the closet. That was my breaking point. I told him to stick it you know where.

Well he apologized and removed that item and several others and we closed. Some people are jerks.

Karma will get your buyers in the end, OP. Karma got our horrible buyers about 6 months after they closed on the house.

There is a church parking lot directly across the street from the driveway of our old house. The horrible buyers would park their car in the church parking lot instead of in the driveway. There was a big storm and a tree limb came down and smashed the hood of the car while it was parked at the church. Apparently the church's insurance company claimed the horrible buyers were trespassing by parking in the lot when no services were in session, so they refused to cover the damage. :laughing:
