How are your insurance rates lately? gtting a quote of 1500 annual on a sfh. built 7 years ago.

Does this include wind? Rates consider value of home, lot location,construction type, roof type, hurricane protection, etc.
 

I live west of Ft Lauderdale about as far west as you can go before you hit the everglades so no where near the beach. I can only get Citizens for some reason. Mine is about $2300/year for coverage that is way lower than I really should have. That doesn't include flood which is about $550/year. Believe me my house isn't great at all. Now they tell me for some reason they don't believe my wind mitigation survey so I have to have a new one next week. Not sur ewhy they don't trust it as it was some guy recommended by insurance comapn years ago that I had to pay. I told them not paying again and they said ok. I'm going to be mad if they up it again. I will say at one point we were way over 5-6,000 for a few years.

Don't get me started on my property tax. I hate this place. I want to move, but housing prices just aren't helping me out right now.
 
We moved here in 2004. Our insurance was $1200 until two years ago. They raised it to $2400 and then last year they raised it to $3400. We have never filed a claim. Many companies aren't even writing policies in FL.

Wind (Citizens) $2400
General (Tower Hill) $1200
Flood (Tower Hill) Voluntary, not in flood zone $400

Wind was much less before Citizens screwed us with their "re-inspection scam". There is also a laundry list of things it will not cover (like our summer kitchen). We are waterfront (interior canal with Intracoastal access), CBS Home built in 1960 with rebuild replacement value of $450k, impact windows, new roof with straps.

If that does not include wind, it seems a little high. We used an agent with Brightway Insurance, maybe call around for another quote?
 
I just changed my homeowners carrier because my premium went up over $1100 this year (no claims filed) to $3700. I was able to find another company and save $1500 on the homeowners.

My flood premium is $1870 :headache: (same as last year), and that is in addition to the homeowners.

My house is a a 50 year old ranch style house, nothing fancy. I'm getting priced right out of the house I bought in 1983:sad2:

The premiums are rising everywhere.
 
We don't live in Florida but in Kentucky, not a flood zone or high risk area either and ours went from $1200 per year to $2400 this year. Also, we have been with Liberty Mutual for 25 years and this year we were asked to pay full amount upfront. Asking around at work, DH and I both found the same with other families. We did try calling other companies and we have the cheapest policy.
 
I checked with some independent agents who broker for several companies each. Saves a lot of time, and they are happy to do it.
 
Oh yes, they implemented NEW wind mig standards as of Feb. of this year so if you had one in January, would still have to pay for a new one.

The insurance is OOT but in my area at least, it is still cheaper to buy then rent and I bet rents will be going up even more.
