Hello,
We are contemplating buying a resale contract at HHI.
We know nothing about what a fair price would in resale as we own direct .

We are looking currently at one that sales for 85 per point for 170 points , in our UY.
It has 242 for 2021. They are asking for buyer to play closing costs and 2021 due ( $1696.00)

Is this a fair price?

should be counter offer ?

Direct cost is 140 per point.
Contract size and banked/stripped also plays a factor.

Slow down and do a lot more research here on Disboards in the DVC sections. You really should spend the next week reading all the threads before purchasing and DVC points so that you buy the right contract at a fair price for your family. I made the mistake with our first 2 contracts and it has caused us a lot of headaches. Take your time there will be plenty of HHI contracts out there.

They are asking 85 per point, I offered 78, and they answered 80
In late Feb, I started buying a 50 point at HHI. (for reference)
Asking was 85.
I offered 70.
We settled on 75.
As the buyer, I am paying closing costs and dues for this year. (It has points for 2021)
(Now that same contract would be going for 90-100 a point!)
 
Early this year I paid $74 PP for 30 points. Prices are going up, but keep in mind the smaller the contract the higher the PP cost. 170 points is not a small contract and a bit harder IMO for the seller to get rid of. Closing costs are higher in SC vs FL. Paying for 2021 current points is fair.

IMO there is still room to negotiate perhaps split MF's for 2021? Good luck!

that's what I'm afraid of, that prices will just continue to increase
 
If you offer $78 and they countered $80 , then really the only thing to negotiate is closing costs and maintenance fees. If $78 was your max , then should have started a little lower.
Maybe accept the $80 and offer to split the closing costs and/ or maintenance fees.
Some have had success at negotiating the fees , but not me.

They accepted 78, but we would pay all fees. Still thinking about it
