Fire Sale if Resort is Almost Sold

Are fire sales a thing when resorts are close to being sold out? Have they done this in the past before? Like if it's end of 2026 and Riviera is almost sold out but still not quite, do you think is it possible/likely they will do a blowout sale so they can move on to selling Lakeshore Lodge or is this just wishful thinking 🤣🤣

I was also wondering how often this happens. Maybe some other more seasoned DVCers can let us know. From previous discussions it sounded like it’s happened at least a couple of times.

I will say though, direct prices are increasing at what I consider to be a steep rate, so a “fire sale” late in the game might still be a worse deal than buying in early?

ETA: not that we can buy in early now anyway!

Yeah I feel like the attitude these days is like they don't need to do any steep cuts and people will still buy, especially a beautiful and popular resort like riviera, where people are still buying despite the undesirable resale restrictions. I was also impressed how it's holding up *right now* in the resale market so that restriction isn't scaring me, a prospective buyer, from buying. So I guess i just answered my own question that I shouldn't hold my breath 🤣🤣
 
Disney is going to get $30,000 out of you for that direct 150 point contract. Do you want to pay that now and have a longer time to enjoy the resort, or do you want to pay that later with fewer years but higher point costs combined with discounts?

Also, I don't think they mind having multiple resorts selling at once. If they haven't discounted Aulani significantly at this point to drive up sales, why discount a resort that's almost sold out? If it's almost sold out, clearly people like it and will pay.
 
Sometimes there are deep incentives on resorts that approach resale prices. Couple years ago I bought AKL for $143 direct after having paid $136 resale several months previous.

Since then there have been other sales and incentives at other resorts that have gotten close to resale prices as well.

If that wasn't a fire sale to close it out then... The pace they were on had me expecting it to take until spring '24 to sell out and then poof, it was gone in October '23 instead.

Edit to add: 150 pts with Magical Beginnings got down to $161/pt. Direct VGF. $161/pt. Bonkers. I should have bought more!

I am really hoping this happens to AKV again! It's probably our favorite resort. I would love to own there at that price! But with the new refurbishment coming they're probably going to get greedy again 🤣🤣 it always amazes me that akv is so cheap on resale. It's such an amazing resort with arguably the best food and exotic animals right outside. I guess location really does matter!

I guess my mind set will just be to buy the damn riviera now once resale closes so I can be direct and keep my eye open for future fire sales of resorts i like
 
Remember that the Grand Floridian addition was a conversion of an existing building that only added studios. So it's more of a hit and run for Disney. You convert, sell, and erase from the active sales as quickly as possible since you don't want to feature it too heavily in active marketing materials.

Poly Island Tower and Riviera are both different because they're both new builds. Additionally, Riviera has the more universally accepted high end theme so I doubt they'll have a fire sale and just let it sell out when it does naturally.

They did another flash sale on AKL this last summer, but it didn't get much attention with resale being down near the $100 mark and not a consistent ROFR keeping it higher.

That was also a “cheap flip”…. very different than a new build…..

Were planning on potentially going for akv resale as well. I think the ROFR if exercised won't be as heartbreaking as if we don't get this one because it won't be our first one and we'll already be "in." I think I'll be devastated if this one doesn't go through 💔
