Finally going to take the plunge - RIV direct

After a couple of years of thinking about it, my mom and I have finally decided to add on at Riviera. Yay for us!

1. We like Riviera, and while we currently prefer Beach Club (which we already own) it expires in 2042. There is a high degree of uncertainty about what comes after that, but what is almost certainly known is that whatever replaces it will likely be much more expensive (both in cost per point and point chart given the location).
2. Buying now lets us share the burden.
3. Somehow, despite owning a lot of points already, we never seem to have enough points and are always maxed out. With Magical Beginnings the cost per point should be similar to what we paid for Grand Floridian last summer, and actually makes for fairly attractive SAP.
4. My mom absolutely does not want to buy resale Riviera points because of the restrictions.

Our guide is currently unavailable. I’m inclined to wait until towards the end of the promotional cycle just to see if the next round of incentives is better, but does anyone know offhand what the cost per point will be after all incentives, Magical Beginnings, Welcome Home, etc? We are looking to buy 250 points.

$166 I believe (I think member incentive is -$17pp?)

Congratulations! It’s a beautiful resort and I’m sure your family will have many magical memories there and other fun places your direct points will take you!
 
Congrats! We think it's a pretty good deal for direct SAP+ as well. We are planning to do the same thing at the end of the incentive cycle. I still keep going back and forth between 250 and 300 points myself. 164/pt vs 161.33/pt after MB. The last 50 points basically come out to be 148/pt by themselves after the 250 at 164/pt
 
We bought 150 pts at RIV during this incentive cycle. It was our first direct purchase and i felt like the incentives priced it low enough that we could justify the direct purchase.

We own a PVB resale contract as well but I think RIV is my favorite of the two.

I think there are way more than us here who wish we bought 50 more points than 50 less points…on the other hand the folks in credit counseling and bankruptcy probably stop posting here. 😋
 
150 and 250 appear to be the sweet spots this incentive cycle unless you're looking for 500+. The cost of the next 50 points is $148/point to go from 250 to 300. To go from 100 to 150 is $118/point and to go from 200 to 250 was $128/point for the next 50. I was planning on starting with 200 direct but decides to go with 250 based on the incentives. I too am waiting until the end of the cycle to have the option of switching to the new incentives if they are somehow better than the current cycle.

I would say the sweet spot is definitely 250 or 300 points if you can afford it, and if not then 150 is the next best. 164pp and 161.33pp vs 178pp after MB respectively. 100 points just seems like a dead zone you shouldn't stop in with no MB and no Welcome Home either.

Your number for the "next 50" points from 100 to 150 is incorrect. You are using the MB from the whole 150 points when you should be using 50 only to compare apples to apples even though MB isn't available at 100 points. You would be going from an extra 100 points the first year (or renting them yourself) to having 0 extra points the first year to get to that math. It would actually be figured at 178pp or 158pp after MB for those 50 points from 100 to 150. If I did that same trick from 250 to 300 points (applying all MB to the last 50 points) it would look like the last 50 points were 48pp! What a steal!
 
Why would you apply all of the MB to the last 50 going from 250 to 300? Because at 250 you get MB as well. Wouldn’t the calculation just be all in price for 300 - 250 / 50 points?

I normally wouldn't. I was doing it to show how the calculation for the extra 50 points from 100 to 150 was incorrect. You could easily rent those 100 points yourself instead when MB isn't available at that level. There is no good reason to apply ALL MB discounts to the last 50 points at any level.

And yes that is how I did the math for the 148/pt actual cost for the next 50 from 250 to 300 after MB
