Some of you may have already seen my previous posts, but I need some verification form some current owners.

In the process of purchasing 170 PT Kidani AKL (October UY) through Disney with developer point bonus. We just sent the final payment for our down payment yesterday. I was sold on the new "Homes" in Kidani, especially the one bedrooms.

Over the past two weeks, I have read just about every post here that I could. I am a little concerned with the following:

My family usually vacations in mid-June every year. DW and I decided that every third year, we will vacation to a Non-DVC place using II resorts. Every other time we will use our DVC resorts because "WE LOVE DISNEY". (We love Disney so much that we live on a street called Disney Court)

Here are my last three questions that I need help with:

1) Using the 11 month window, we should have no problem booking at our home resort, correct???

2) If we choose to book at the 7 month window for a non-home resort, will be waitlisted or do we have a pretty good shot at getting a reservation??? (Our guide Frank assured us that we should really have no problem with this because we are planners and not spur of the moment travelers)

3) I need assurance that the II resorts can become available when I need it as long as I plan 12 months out and we have a multiple location list of resorts to visit.

We are waiting to get final verification on our HEL this week so that we can pay for our "New Home" at the Happiest Place on Earth. Please help me make the final decision. Thank you.
 
OT hijack - I remember realtor.com listings on Disney Court when we were house-hunting a few years ago! It always stuck in my mind! We ended up a bit further south though. :)

I would say generally you won't have a problem at the 11 month window at your home resort, with some limited exceptions for rarer-type rooms (GVs, for example).

At 7 months, it really depends on where you're trying to go and whether it's a popular DVC time or not. I couldn't really give a definitive yes/no.

We were able to easily switch a reservation to a non-home resort at 7 months even for Christmas week (popular week overall, not the most popular for DVCers).

I don't know anything about II exchanges.

AKV-KDV will be quite large (by DVC standards) so I wouldn't expect that you will have any problems at all traveling in mid-June.

At 7 months you SHOULD be able to reserve one of the DVC properties, though it may not always be the one you have at the top of your list. You may waitlist at your 7-month window for your desired resort if you wish though.

I don't think there is any kind of definitive assurance on this one, but with advance planning and backup plans, you will be in a decent position.
 
No, you shouldn't have a hard time at 11 months. That being said, if you are specific about the dates you can travel, want a rare type of room (concierge, GV), or are traveling during a low-point season (typically high DVC usage times), I would call first thing in the morning, smack dab on the 11 month mark. Ditto the 7 month mark scenario, and be prepared for some possible unavailability.

We have always been able to book at 11 months (even during the first 2 weeks of December), and have almost always had success at the 7 month mark as well (except during the first two weeks of December). At the 7 month mark we have had to on occasion be more flexible about our travel dates, but we usually got the resort we wanted.

We have also had good luck traveling with far less planning than 7 months -- usually at SSR, where they have lots of rooms.

You mentioned that you would usually be traveling in June, and I don't think you'll have many problems in that month, particularly if you plan in advance.
 

if you know at 11 months you want to go to disney - book the time in your home resort, at 7 months, waitlist or change your reservation. At least this way,you know you have a place to stay!
