Feeling Guilty About Renting Points

I always have reservations about letting go of our points. Once I start going through the process of working with a renter, that all changes. Not many times do I feel better than when I am putting together a block of days and list a family with small children on the reservation. Because of our girls and their excitement every time we've stayed at Disney, I envision this family having that same joy. It's a rush, not gonna sugarcoat it. I love it. When I buy a new contract, I think of how that process feels.

We are looking to purchase a new home, moving from our first home of eight years to a larger home with office space and a yard for our girls. Our mortgage broker has been providing financial recommendations to position us to maximize our home buying budget potential. Briefly, reducing some debts increases the amount of house we can buy.

Renting our vacation points will facilitate our home buying process. We have been members since 2012, with 1,031 points, and have never rented our points before. I cannot explain why, but I genuinely feel bad doing so. Perhaps it is the tradition of three or four annual trips, not using the points ourselves, or a combination of the two.

While it may seem silly, I would appreciate your thoughts and, possibly, encouragement to rent.

Recommendations are just that, recommendations. You and your spouse (if there is one) needs to decide which to take. A mortgage broker’s mission is to get you into the biggest loan possible. A bigger house and a yard are nice, but not required to be happy. Vacations to Disney are nice, but not required to be happy. Where is the balance of the two that makes you happy? I give the younger generation today credit for realizing that experiences for your family hold value just like a yard may. You may decide you can take less expensive vacations for a while because a yard is more happiness. You may decide you can take the kids to the park because Disney is more happiness. In the end happiness is what matters. Your kids will grow up fast and the house won’t need to be bigger once they are grown and gone. Whatever you decide, remind yourself you are doing this for you and your family’s happiness. That’s what it comes down to.
 
No need to feel guilty! That is what is great about the DVC system, it allows you the flexibility to use it how it best suits your family!
 

I have always wondered how banks compute the "what we are willing to loan you" number, because every time I go through that exercise I wonder whether or not the banker is high. And given Michigan's marijuana laws, that's increasingly likely.

But the problem is not the mortgage broker. The "problem" is that I am less comfortable having high fixed costs than many others are.
 
Not untrue. I am very aware of how their pay and bonus is structured. Or don’t you remember the crash of 2009?
Congratulations to you for knowing that.

You presume that all lenders are predatory. That's nihilistic. Predatory lending was the cause of the crash in 2009, and not all lenders participated in that.

Can you rent points if you are not a DVC member? How would you book anything?

You find an owner who is offering to rent you a reservation.

You can also use a rental broker, like our board sponsor, www.dvcresalemarket.com. There are others out there as well.
 
What if you did only one smaller trip, and rented out the other 75% of the points? Turn those point to cash, and save all the extra money you’d spend at WDW using those points as well.

When you rent points you don’t control the reservation, the owner does. Means the owner books the room and has to make any changes if needed … we rented direct from an owner we met here and it was a great experience. Give up some flexibility and control but can save a lot of money on ‘deluxe’ resorts even over the discounted rates …
