Hey,

What's everyone thinking the incentives will look like this fall?

I've read where the fall/late dec incentives tend to be better than right now, but is that just last year or consistently they are better?

I've read some people suggesting that with the downturn in the economy right now, though doesn't seem to be effecting disney all that much, that they might do more incentive wise...

Either way though, based on seasons past, and not just last year, any ideas what this fall/late december incentives might look like?

Thanks,

Chris

Usually better in the fall, particularly in the last few years. Our deal (addon) in October 2007 was 200 SSR points for $94 with 270 developer points, $500 disney dollars with 2006 points banked (otherwise would have lost these on 12/1) and no dues on 2006 or 2007 points. That comes out to $58 per point (valuing the incentive stuff at $10 per point) with all points 2008 forward are available. We also broke this down into smaller contracts for flexibility to sell in the future.

They also had a double developer point deal on AKV about this time last year for a short time which was attractive. I would not be a buyer for the current deal though.

Does anyone have any past experinece with better incentives in the fall/winter? We just bought AKV a couple of days ago and haven't signed the paperwork. Started thinking that the incentives might get better if we just wait it out. Do you pros think that is a good idea or be thankful we got the deal that we did?

I see the benefit of signing now. First, you get use of your points sooner than later. Second, you don't know for a fact that the incentives will be better, and you also can't be sure that there won't be a price increase per point.

I was just talking to my husband about the possibility of a price increase. I just wondered when Kingdom Towers begin selling if they will do better incentives to keep AKV selling. I definitely am not interested in KT, I just want the best bang for my buck.

In my opinion, from what I have observed over the years, there is no time like the present when purchasing DVC.

Incentives may change and may be perceived as "better" or at least different, but it never fails that when this happens, the price also increases per point. So, why wait?

Any one else have any experinece with Fall/Winter incentives?

There isn't much else to relate. mydogdrew gave you a rundown on the 2007 incentive. Back in '05 and '06 it was roughly $15 off per point while the standard incentive was $10 off. So the fall incentive those two years netted an additional $5 savings.

For the past 3 years the discounts have been better in the fall. As to whether that will be repeated this year...it would take a crystal ball to make that determination.

I will say this: There hasn't been a DVC price increase since February '07. Prior to that, DVC was raising prices every 9-12 months.

If you decide to wait another 6 months to buy, it's entirely possible that you will be looking at a base price $3-4 higher than it is today. Whether the added incentives are sufficient to offset that increase remains to be seen.
