extra 12 years

What i was wondering is when will the extra 12 years come into play. With ssr and the neww resorts I no it was a contributing factor in my decision as the extra lenth i thought was a huge plus. i mean im 29 so It may not be a plus for me but my children will also enjoy as well i think it would eventuallly bring better resale than the ones that drop off earlier just speculation
 
I think the 12 extra years will play into account for both resale and passing it on to the kids.

At your age you should still be able to enjoy it .
 
Im 44 and I am planning on enjoying the 12 extra years also because WDW keeps me young. :cool1:
 
In about 10 to 15 years, I would predict that the "1st generation" contracts will begin a noticable decline in market value, while SSR and any newer contracts will stay higher. If you anticipate or want the option of selling 10 to 30 years down the road, SSR seems like a better choice. If you plan to be dead or too old in 2042 then just buy at your favorite place. There likely won't be much value left to pass on to kids anyway so let them get their own membership. :sunny:
 

I also think once they build a few more DVC's with the 12 years attached (DVCII), DVCI will start to remain level in price while DVCII continues to increase for a while. At least until they begin work on DVCIII. That's just my opinion.
 
Talked to a guide when we were at WDW a couple of weeks ago. They were told that AKV will have a 2057 date, so another 3 years beyond SSR.
 
The significance or SSR and AKV will definitely come into play on February 1, 2042 when the there are no owners at any of the other current resorts.

Those at an age where they can still enjoy WDW, will have the opportunity to continue to have great accommodations while those of us who own at the other 6 resorts will have to contact CRO.

I will be 82 in 2042. I refuse to worry about what happens after that!

Hmmm, if that's correct then it would seem they plan on making any new DVC resort a 50 year contract from the resort's first opening. SSR was that way (2004-2054), and now your guide is saying AKV (2007-2057)

That's a departure from phase I resorts which all assumed the same ending date as the original date for OKW (1992-2042), so buyers at HH, BWV, VB, BCV all still got the OKW's expiration date of 2042.

We might even assume there could eventually be the often rumored CRV, with possibly something going 2009-2059, or thereabouts.
 
When we were justifying the initial cost of DVC, I figured out that if we decided we were 'too old" to use the last 12 years, and if we had no grandchildren we wanted to gift trips to, we could always rent the points and, even at today's rental rates, we'd be close to able to recoup the initial cost of our purchase.

So, yes, the 12 years were huge for us - even if I think I could be too old to enjoy them myself.

I don't really understand people purchasing resale at around the same $$ that they could a resort with a longer contract. I know people want the booking advantage - but IMHO it would have to be really, really, really important and you'd have to have very high-demand requests (like always wanting a GV at WLV Christmas week) to give up the opportunity of 12 or more additional contract years. I've never had trouble booking at 7 months.

Most of the "no room at the inn" posts are from people trying to book small resorts, at popular times, less than three months out. And most of those posts are from renters who have no idea how the 7/11 windows work or how you need to plan your DVC use in advance if you want to have your choice of units/resorts.
 
Maybe that is a way to keep raising the cost of points of the new smaller DVC resorts that are added on to the existing resorts in Disney. I had heard that they wanted a DVC resort added onto to each of the higher end Disney resorts. I have to tell you when we bought BWV the guide told us about the 50 years and I thought at first that is how long we got it for. I don't want to let you think she misled us but it was a little later that it came out that about 9 years had already gone by. If each new DVC resort that is built has 50 years to it it would seem to me that would keep the value of the older resorts longer because they would see them as such a value. Interesting isn't it or am I not quite getting it. I am always amazed how Disney seems to be one step ahead of the timeshare market. :cool1: :cool1:
 
Actually, thus far only a few of the very early owners at OKW truly got a full 50 years of ownership. OKW opened on October 1, 1991 and expires January 31, 2042 - 50 years 4 months.

None of the other resorts - including SSR - have had a full 50 years. SSR opened in May, 2004 and expires January 31, 2054 and all other current resorts have the same expiration as OKW.

I can see no reason NOT to offer a 50 year RTU for each new resort, but that has not been the normal pattern for DVC to date.

It will be interesting to see the details of AKV as they become available in the coming months.

I bought BWV resale at $84/point so I am one of those people. We bought into DVC specifically to stay in the Epcot area and I prefer to make my reservation once at 11 months rather than book at 7 months and then try to switch to the place I really want. I don't want to end up on a waiting list for some of my dates and have to worry about switching resorts during my stay if those dates don't come through. I guess I don't like uncertainty when it comes to my vacations and I'm willing to pay the cost associated with eliminating it. And, owning at BWV gives me the 11-month window for standard view and boardwalk view rooms, both of which are very popular options, difficult to get at 7 months.

By the time my BWV contract runs out I'll be in my late 80s. By that time I'll be happy to be relieved of handing over my social security checks to DVC to pay those astronomical annual fees. I didn't buy into DVC as an investment so even if I decide to sell after 10 years or so, I'll be happy to get whatever I can for it since I will have broken even by then.

Some people aren't that concerned where they stay. They are just happy to be at WDW and maybe they don't spend that much time at their resort anyway. But DH and I enjoy the resort as much as the parks so where we stay does matter to us. We joined DVC to stay at an Epcot resort so it just made sense to us to buy there and make our vacation planning as easy as possible for us.
 
I'll meet you on the porch rocking chairs in 2042, Lisa. I'll be the one with the bib (95 years old). We also bought BWV to enjoy the resort location. Extra cost is just a surcharge for the convenience of the next 36 years of vacations. I ONLY want BW view and I can have it every time.
 
Its like saying "I think the extra 20 years at the new resort built in 8 years is worth the wait." Many of us have enjoyed years and years of DVC already and the resale values are still climbing. At some point many us will sell our investments or some of them, cash in (heck breaking even or even losing some value isn't a big deal with all the great stays we have enjoyed) and buy new resorts down the line with you guessed it-extra years on the contract. With what appears to be endless plans in the pipeline for DVC, jumping in and "obtaining extra years" isn't even a reasonable argument anymore.

The "extra 12 years at SSR" argument only lasted 2 years and is already out of date. It's now the "extra 15 years or extra 3 years at AK" debate. Whats the point anymore?
 
Hey, we're youngsters - we'll be 85 in 2042, and just bought at BWV because of the Epcot location - our DD thinks Epcot is "boring" - ("why don't they make the hotel at Tower of Terror a DVC place?") - but we'll be eating and drinking our way through World Showcase in our wheelchairs..
