Extending OKW

Disney does not take back contracts, extend them, and then give them to a reseller, ever. If they want a contract, they take it. If they don't, they don't.

Guides suggesting that DVC participates in the resale market are using "creative phrasing" (they're lying). Sure, DVC resells points every day. They buy them from ROFR or get them from foreclosure and sell them as new. It's good to be the king.

Every OKW 42 contract dvc takes back regardless of method is extend before being resold.

Wether DVC does or would ever participate in the resale market place, is not prohibited by any laws that I know of or the pos. I suspect, if they ever chose to participate in the resale market most would never know as they most assuredly would do it under a different identity.

The point being made is not about any current practice but simply that there doesn't have to be a dramatic concern about the two differing expiration dates as there are a whole host of options available, including those we have not yet thought.

FWIW: Regarding sales guides inferring that DVC does or may participate in the resale market, the closest experience I had was in 2010 when it was mentioned by a guide that DVC was considering the possibility as a means to help current owners liquidate their interests. I have no reason to call him a lier, nor do I think he was trying to deceive me. I was since told that discussions ceased.
 
Disney is sitting on roughly 2/3 of the resort they will get back ownership of in 2042. They can't sell those now other than for the future. And I do believe it's a big risk from a dues standpoint. It WILL be more expensive to run the resort if it's downsized in any way.

As an OKW owner I don't think I would consider extending my contracts; if given the option; until I knew what Disney's plan was for all the unextended points at the resort.

Nothing at all against your individual guide. I was referring to the one whom, when I told him I was going to purchase via resale, said "Oh, we do those. No reason to go anywhere else." And pulled the classic resorts direct price list out of his pocket with a big smile. Definitely gave me that usual "timeshare sales presentation" feeling. Certainly concede your point, that all guides will be different.

But I think you're kidding yourself if you really believe that Disney cares all that much about members' ability to resell their existing contracts. Other timeshare systems sell literally for pennies on eBay, yet the companies still have no problem making millions selling the same places direct to new purchasers. Timeshares, especially ones introduced with ice cream and pixie dust, are sold chiefly to uninformed new purchasers. Just the nature of the beast.

While I believe DVD has the right to extend, I do not believe they have the legal right to institute and enforce a special assessment related to the extension. I've sold all 3 of my OKW contracts and did so before this came down but I can assure you that had I not, I would have legally put that issue to the test.
