Everyone need to sign?

I think I'm finally about to pull the trigger on a small direct purchase. I want it to be a surprise to my family. However, I'm just realizing that if I want my husband and daughters name on the title, I suppose they will have to sign something, right?

(Paying "cash" if it makes a difference.)
 
Everyone that's going to be listed on the deed will need to sign. Also, everyone must be at least 18 years of age to be listed on the deed.

Your children can be associate members on your contract, which just means they aren't recorded on the deed, but I believe they have access to the points and to the perks.

Ask you guide, legally they don't have to sign the deed tube on it. If you're paying cash, that will reduce some of the roadblocks. DVC may require it, I'm not sure, but I'm not aware of any legal reason they have to unless there's a mortgage.
 
It's not quite as good, but you could surprise them with the paperwork. I don't have experience with direct purchases but you're obligating them to dues for several years by having them on the deed so I have to think they would have to sign for this.

Associates have access to points, but not perks.

We just did a direct cash purchase with both my husband and I are on the deed. We both needed to sign many, many pages. The contract, the member disclosures, etc.

I'm going to try calling my guide today to see if there's any way around it, but if not, oh well. The problem with communicating with my guide has been that I will email him and then he calls me (seems to be his preferred method) and I can't take the call (because this is all top secret). So, I tend to come here for assistance first!

Yeah, our resale deed was only signed by the seller (in presence of notary).

But we definitely both signed the direct deed that got filed for our 25 point addon.

It would be required for a mortgage. I'd ask if paying cash.
 
We paid cash for both transactions. Curious what the OP will come back with.

But that doesn't mean they couldn't waive the requirement if pressured

You were both REQUIRED to sign or it had signature lines for both of you so you both signed? An important difference but perhaps you asked if you both had to sign?

No access to any perks or discounts as an associate.

Oh well, so much for surprises!
 
Disney want to cover themselves. They want to be certain that all parties understand the terms, that any representations made verbally, not in the contract are not binding on them. They want you to commit that you understand this is not an investment but a way of buying future vacation lodging, etc, etc, etc.

When you buy resale Disney did not sell it to you so they are not on the hook for what the seller, the sales agent, etc said to you. So they don't care who signs, just that it got officially recorded.
 
I'm not at all surprised that all the owners have to sign. Everyone listed as an owner on the deed is liable for any unpaid annual fees I would be very unhappy if someone besides ME decided to "surprise" me with a financial obligation I didn't agree to take on.

OP - Wouldn't it still be a surprise if you just gave your family a "facsimile" of a deed to let them know about your plan (you could get quite creative with that) and then had them sign? I wouldn't mind that kind of a surprise at all! :)

Why not present them with the papers to sign as the surprise along with a vacation date announcement?
