How sensitive are you to noise? For example it would literally drive my DH up a wall and there is no way we would choose that.
Also resale is hard because you are going to be limited to the buyers which will also keep the price of your home status quo.
So anything you put into the house, like upgrades or fixing will not raise the value of your house much.
Now noise does not bother me but I would hate the lights and the fact that you might end up with a car in your living room.
