DVCRentalStore - How long to wait for a match?

So I submitted a request through DVC Rental Store and paid the initial $100 deposit a month ago for a stay next xxxxxx. The request isn’t for a super popular resort but I still haven’t heard anything back. Does anyone know what their timeline is for refunding that payment if they can’t match me with an owner? On the website it doesn’t give a set time before they give up, so to speak. I think if I withdraw the request voluntarily I lose that $. It’s not a lot I know but I’d still like to have it to put towards my vacation. When I emailed a week or so ago, she simply said they’re still working on it. Any insight is greatly appreciated.

Removed dates you want to rent as not allowed. They have to have owners at the resort you want in order for it to fill.

If you are more than 7 months to your trip, only owners who own that resort can book for you and there is no way to know when that might happen.

They send your request to any owners who have contracted with them who own that resort.

So, they never give up per se since it sits open for an owner to claim…once you are within 7 months, then any owner can book it, assuming their is still availability.

In terms of how long you have to wait before you can get your deposit back?

I don’t know that. It should be in the contract and if not, you’d need to contact them for more details.

Right now you are in the 7-11 month window so it requires an owner of the resort you requested to book it for you.

When your dates are 7 months out then all owners would be able to book it for you.

Their website doesn’t give a timeframe for when it stops looking for you to then issue the refund. Did it say anything in the communications when you paid the deposit?

No it doesn’t say. I’ll just email them again
Please report back.
Hopefully you’ll receive your full deposit back since they’ve had a month so far with no luck.

When I went through David’s they refunded the deposit the next day after not finding availability but that was many moons ago so their policy may have changed. Also remember if you look at David’s to use a Credit card that has 0 foreign transaction fees. A lot of cards will charge an extra 3% at David’s since they are located in Canada.

Maybe you already thought of this, but:

If it were me, I would log into the website, then act like I'm an owner. I would look at the list of reservations from which an owner can choose, if the owner wants to rent out their points.
That would let me confirm that my request is, in fact, on the list, and didn't accidentally fall through the cracks. If it's not on the list, an owner won't be able to choose it.

This company works differently from David's. With David's, neither the potential guest nor the owner can see what people have requested. David's does the matching up behind the scenes.

Regarding the $100 deposit refund if you cancel the request - I cancelled a request after 1 week recently and got the full $100 refund immediately. You only don't get it back if they match you and then you decline the reservation.

Personally I can't handle the anxiety of waiting for any of the rental stores to match me so I prefer renting through the boards here so I know it's booked!🤣 But I totally understand why people want to use a broker/middleman.

Contact them Im sure they will help you. To be honest they need to raise the payout to owners if they really want to keep their business afloat. Owners aren't grabbing the chance to rent because it's just not always worth anymore with the low payouts.

DVCRM: Whats that? You want us to increase advertising? Okay!

They’re currently paying RIV owners $15/point for 7-11 month bookings. For most of the past week, I’ve gotten an email with around 10 RIV reservations waiting to be filled. I am possibly interested in renting some points in 2026-2027, but not for $15/point. Not all resorts have that low of a payout, but when they’ll let you list a confirmed reservation for $20/point, hmm, I wonder what most owners will do.

The latter. Only makes sense.

It would probably complicate things too much, but since they already do dynamic pricing, it would be interesting to see if they could allow potential renters an ability to effectively bid for their rentals - give them a range for different resorts on what DVC owners tend to be willing to accept and how fast they expect it to be confirmed by an owner given what they offer. Might be a little too complicated but I think something like that could work.

Yes, it is standard practice that deposit is refundable up to the point they make a match. Just make sure to email them asap when you decide to go a different path.

Absolutely.

At $15pp I’d likely find someone I personally know to use those points and would prefer to just do that instead. But now we’re in the age of confirmed reservations, it’s a no brainer to go that route if I’m going to involve a third party. Might as well maximize our membership’s potential while DVC still finds it an acceptable practice.
