DVCNews January 2025 sales

Looks like a great month for them! I wonder how many of those January sales were delayed closings for PVB tower?

It definitely seems things have gotten better since the tower opened and people get to have the real experience

RIV stayed within its average so doesn’t seem too impacted now that PVB tower is in play

RIV will be sold out before we know it!

Poly still going strong although I would have expected faster sales especially once people had chance to experience the rooms (although some of those second floor studios with the roof and AC views aren’t going to do it’s reputation any good).

It fascinates me that there are so many buyers out there. Would love to know how many are new to DVC each year.
 
Especially because sales are a bit of a lagging indicator, I really anticipate RIV is heading towards sell out by next spring around the latest. A 95% goal means only 18 months at average sales pace. I don’t see them purposefully slowing its roll.

We could even see a blow out sale in fiscal Q1 (Oct - Dec) if they need to juice some year on year sales against the poly island towers opening to have it gone by or shortly after the calendar year end.
 

On February 28th, some deeds finally showed up for PVB Island Tower unit 88C. This was the last remaining unit from the original declaration. While this doesn't mean much, it's good to see they finally feel the need to use points from it. Saying it doesn't mean much because unit 88A was used for less than 20 deeds in October (as early as first day of sales). Then they decided to not use it in November, barely in December, and finally use it for a lot of January-February palm tree dated deeds.

No deeds from unit 89A (declared December 10) have shown up yet.

Not done with Feb PVB data, but it looks like it's slowing down now that all the deeds with October palm tree dates seem to have made their way through the system. Hoping to have some time in the future to post a breakdown showing sales by palm tree date. I suspect the delays in deed closing happen more often during the first month of any property going on sale, but also as pricing and/or incentives end.
