DVC Villas Size and Baths

I am planning a trip to Disney for the second week in October, 2017. There will be 4 of us, all Disney adults (myself, my cousin, and her twin 12 year old boys). This will be their first visit to Disney so we want it to be special. Both of my onsite stays has been at BC, in 2013 during Epcot's Flower & Garden Festival and this past December for the Christmas season, so I am familiar with BC and travel to and from the parks. I love the BC location near Epcot and HS. Since we will be visiting in Oct. during Food & Wine, I think the BC will once again be ideal for us, and the boys will especially love Stormalong Bay. My cousin looked at some of the other deluxe resorts and she wants to stay BC. I originally thought we would just get a room with double beds for the 4 of us, but after researching renting DVC, especially BCV, it would be nice to have more space, larger refrigerator, and washer/dryer. We won't be able to rent points since we will need the ability to cancel, so we would be renting direct from Disney and hoping for a discount offer. We would need a studio or 1 BR villa. I've looked at square footage of BC rooms with double beds and the BCV studios, and it looks like the BC double rooms are actually larger than the BCV studios. Do the BCV studios have 2 baths? I understand the BCV 1 BR has 2 baths, but from photos it looks as if one bath has a tub only and the other bath has a shower. Do any studios or 1 BRs have 2 baths with 2 showers? And for that matter, does any of the DVC deluxe villas have 2 baths with 2 showers? We probably won't be in the room except at night, and I doubt we would use the kitchen much but for the refrigerator, so unless the 1 BR has 2 baths with 2 showers, I'm thinking staying in a BC room with double beds will probably be fine for us and less expensive than a 1 BR villa. And for anyone who has stayed at BWV, is the noise from the Boardwalk ever a problem? Even though I think the Epcot resorts will be perfect for us during October, is there any other resort I should consider that would appeal to 2 12-year old boys?
 
I don't believe the 1 BR at BCV has a 2nd bathroom. You would need a 2 BR for the second one. The 1 BRs have 2 rooms - one with the shower and toilet, and the other has a sink and the Jacuzzi tub.

A studio has 1 bed and 1 sofabed and a kitchenette, plus you would have free use of washer/dryer in the hallway laundry room.

BCV is currently renovating, they are adding a pulldown bed to the studios. So queen bed, double sofabed and pulldown (smaller than a twin). 1 bedrooms have a queen bed and queen sofabed. Both have 1 bathroom.

If you want 2 bathrooms in a 1 bedroom, look at Bay Lake Tower or Animal Kingdom Kidani.

Polynesian Villas studios have a queen bed, queen sofabed and pulldown. They also have 2 showers and sinks but only 1 toilet. Grand Floridian Villas also have the same setup.
 
If you want a large fridge and W/D then you have to get a 1BR at the minimum. Pretty sure only 1 bathroom at these and I think it's only the newer villas that have multiple bathrooms.
 

Availability of the DVC units at any given season for a cash booking can vary. It may not even be an option for your dates.
 
in your situation would definitely go for the rooms at BC

Now I love BCV and stay there - when I can't get BWV standard view. (cheaper points needed)

but someone would be sleeping on the sofa bed - while the others would be on the queen bed (studio) or king bed (1-bedroom). If you are splitting the cost - then staying on the sleeper sofa might be unfair.

Thanks for your reply. It answered my debate of a villa vs. BC room. A 2BR with 2 showers is out of our price range and actually more room than we need. I just wanted to see if the villas might be a better fit for us if there were 2 baths, but to go from a BC room with 2 beds to a room with 1 bed and sofa pull out just for a kitchenette that will get little use and a probable rate increase makes little sense. Thanks again.
