I am seriously considering buying into DVC in the very near future and was going to buy direct from Disney, I have now realised that the resale market (from TSS) may be the better option. I do need some clarification please.

We are looking to buy approximately 100 points initially, am I right in thinking that if we were to buy SSR from TSS then this would cost @ $7000 plus closing costs, and if we bought from Disney it would cost $10100. ( $101 per point)

If this is correct what am I missing! It seems to good a deal not to but from TSS. The difference in cost is our air fare from England.

Also, can we negotiate with Disney if we bought direct, and when we want to add to our 100 points say 25 points at a time can we buy direct from Disney even if the original purchase was from TSS.

probably more like $7500ish now (SSR resale prices seem to have gone up recently) +$400 or so in closing costs from TSS. make sure to look for a contract with as many pts as you need in the 2009 and 2010 use years (in other words - not a "stripped" contract).

resales can save you money. the difference is that it can take 6-8 weeks to close...so it will take a little longer.

disney will not negotiate on direct pricing.

but yes, you can add 25 pts (or 37 or 50 or whatever) directly from DVC even if you bought a resale from TSS.

if you add-on fewer than 50 pts, you would have to pay cash. if you add-on 50 or more pts, disney is willing to finance it.

Hi Charles

Thank you for answering my questions so thoroughly, you have been a great help.

It looks as though I will be talking to my bank tomorrow!!!

We bought BWV resale about 3 years ago. Although I could go into a number of reasons, bottom line is if we were to be making a purchase now I'd do resale again as opposed to buying direct. We used TSS and were quite pleased.

Good luck!

FYI: Through The Timeshare Store, Inc.® if you purchase any Florida DVC the closing costs for 25 to 50 points are $322, 51 to 75 points are $359 and 76 to 100 points are $397.

I should add that, of course, you can present offers to sellers having them pay closing costs or having them pay a portion of the closing costs. Although those types of offers are rare they sometimes do happen.

Rule of thumb is "buy where you want to stay" or "buy where you don't mind staying." If SSR is where you don't mind staying, then great. But please don't buy SSR thinking you will get into BLT, especially during peak times at the 7 month window. You might get lucky occassionally but don't count on it especially when BLT sells out.

If you want to stay at BLT(160 minimum new purchase) then it would probably be a better deal buying direct. If it is AKV the minimum new purchase price from DVC is 100 points. If you want AKV concierge level or value rooms, AKV should be your home resort. AKV is $112.00-$15.00 per point =$97.00 per point (100 minimum) direct ( just spoke to my guide Sat). However, SSR is by far the best value resale, more bang for your buck.
