I am debating buying DVC direct. I'm pretty sure I want an April use year. Does that mean I need to buy in April to get that use year? Or if I buy now will I get points loaded in April of next year? Or do they get pro-rated for a portion of this year? Seems like stupid question but cant find answer and obviously I'm confused. Thanks!!
 
Your UY month should start the 8 months that you usually vacation. The reason is that is the period when you can bank your points without losing them. Buying direct works for some people but resale can save you a few thousand dollars.

When you buy direct you should receive current points. So buying an April UY rught now you would receive 2015 points that you could use by March 31, 2016 or bank them into your 2016 UY to use by March 31, 2017. You would have your 2016 points in April, 2016 or could borrow them right away for stays prior to then. The annual dues for 2015 would be prorated for the remainder of 2015 based on the date you purchase.

As a new buyer you might have some difficulty getting DVC to give you a UY of your choice rather than assigning but usually if it's a condition of the sale they'll make it happen.

You can potentially buy April any time subject to availability. Timing could determine what UY you'll get. Obviously you haven't shared your situations or preferences but in general I'd only buy direct if looking very small (50 or less) or I was set on Poly knowing I was paying double up front and significantly more yearly than for some other options. VGF is not available and VGC was wait list only last I recall. IMO there are no other situations where retail makes sense and nothing of value lost going resale. IMO buyer more quickly or to finance are not valid reasons for retail. Further to be reasonable one would have to plan to stay at the Poly most trips to justify that purchase.

Very easy to finance resale now too that that's definitely not a reason now
 
For resorts already open and on sale, Disney is typically selling a use year to new purchasers that begins 4 to 5 months before the date of sale but will honor use year requests unless the start month would, in its view be too far back, e.g., it may give you April at this time but maybe not Dec if you want points to start last Dec. If you got April today, your first allocation of points would be April 1, 2015. I do not know why you think April is you best choice but be aware in making the choice:

(a) Use year has nothing to do with when you can go, which is any time of year no matter which use year you have. It also has no impact on when you can call to reserve, which is always 11 months out for home resort and 7 at others.

(b) It does determine when you have an annual allotment of points , the first day of your use year, and by when they must be used for a trip, the last day of your use year, unless banked.

(c) You can bank any or all of your points into the next use year as long as you do it by the end of your 8th month of your use year, i.e., if April use year, you have until Nov 30 to bank.

(d) If you have a usual time of year that you go, it is the banking rule and the possibility of having to cancel a trip which determines your ideal use years. If you have an April use year and usually go in April, May or June, and, for example, have to cancel the trip during one of those months two months before you are to go, you still have many months during the use year to use the points or bank them. On the other hand if you usually go in March and have to cancel two months before a March trip, you will be beyond your banking date for the use year and any current use year points in that cancelled trip would need to be used by end of March. Thus, it is usually recommended when you have a usual time of year to go that you get a use year that starts shortly before that trip time, e.g., April use year is good if you usually go April, May or June, while it is not good if instead you usually go Jan to March.

Certainly, there are lots of variables, nuances and discussion that could revolve around the points I made. I thought I could make some short blanked statements and if the OP wanted to find out more or discuss further then it could happen. Personally I don't think there are many, if any, situations where financing is reasonable but I know some disagree.
 
I was just letting him know in case that was a reason. Even financing a resale with interest is still cheaper than buying direct paying cash
 
Thanks for all of the responses! Just to close some loops - I would not finance - I am thinking Poly which is why I would buy direct - and I am a CPA who can never travel the first few months of the year so APR seems like a good choice for my use year. Great feedback and I thank all of you!!

Why are you thinking PVB?

Christmas IMO is the best time at WDW, more bang for your buck, less point cost. April would not be the best for Christmas or the cooler months. April UY is good if you like the heat of summer but heat and crowds are two negatives that I don't want to deal with.

Always liked PVB and I think the larger studios will be good for my family (wife and two girls 7 & 9). Thinking of buying 100 points now and then supplementing through resale down the road.

Both daughters' birthdays are in May as well as my anniversary. Between that and not being able to travel until after 4/15 it seemed like APR was my best choice of use year. Always open to suggestions though and I do agree that DEC is a great time to be in Disney.

If you do decide on that route I'd strongly suggest a fixed week so you'll be a little over 100. Also just realize if you do much outside of the Poly, you can quickly and easily make it more costly than simply renting privately.
