OK...here goes....I think I am ready to take the plunge...having read all the positives...and a few negatives about DVC ownership...I think I am ready to move on it....but I am not sure how to go about it. I feel that a timeshare resale is the way to go since we really would like the Boardwalk villas. Plus, what questions should I ask the timeshare resale company( and if you know of the one's to contact I would be grateful) regarding cost, closing costs, fee's for the resale, etc. I guess it would be safest to buy directly through Disney but Boardwalk is the resort of choice...any imput would be most appreciated.....

And the following may be helpful but is not exhaustive by any means.

There are lots of places to find contracts. Besides
The Timeshare store, atimeshares.com and Lee Reid's
site that are the "specialists". I used ERA Stroman
and have now bought 2 expensive timeshare through
them and had two other contacts that didn't go
through. I had a previous BW contract that DVC
bought back and a Paradise Village contract that
fell through because the seller owed more on it than
he agreed to sell it for and couldn't come up with
his part.

At ERA stroman, I worked mainly with Steve Scott
(800) 733-8846 x3149. I also worked earlier with
Jaunita Jones on the PV contract. Steve was willing
in all cases to make the low ball offers and it
seems to be candid with both the seller and buyer
from what I could tell. It is my belief that the
big 3, especially TSS and atimeshares seem to jack
up the price. I'm not saying that's wrong, just
that it's not in the buyers best interest.

I'd also look at Timeshare Users Group (TUG),
http://www.floridavip.com/central.htm (a FSBO site
specializing in FL), Century 21 in Kissimmee as well
as canvas the timeshare world in general. Try also
timeshares.com and http://TIMESHARESDIRECT.com/ and
Sharon Eden at http://www.timesharesUSAresales.com/.
Also consider Shontell Crawford who was at TSS and
now on her own info@TimesharesByResale.com or toll free at 1-800-844-4099..

Contact many, tell them what you want and how much
you are willing to pay and see what happens. Good

We just closed on a BWV resale last week. After taking the tour at WDW on August 19, we returned home to think it over. We were prepared to purchase 150 to 170 points at BCV although we really wanted BWV as our home resort. Knowing nothing about the DVC resale market I stumbled upon this board through a web search. The info and advice gathered here has been extremely helpful.

I called The Timeshare Store and Jaki Apetz at A Timeshare Broker. Both were very professional and helpful and came highly recommended by the folks here. I went with Jaki because she happened to have a listing for exactly what I was looking for. We bought 222 BWV points with a June use year. We usually vacation in August, so I thought the June use year would be ideal. (I learned that use year stuff here, too.)

For your reference, we paid $66 per point. We possibly could have gone a dollar or two less but did not want to risk the buyback for $222 or $444. Besides, comparing $66 to the $80 (soon to be $84) we were about to pay for BCV seems like a good deal.

Have bought two resales thru Shontell Crawford and cannot say enough good things about her---as a business person and as a human being. I'm sure others are also of the same caliber, but she's the one we've dealt with successfully. Good luck. By the way, we have yet to discover any negatives about our DVC ownership!!:smooth:
 

By using TTSS, you saved $2633 off your purchase.

What interest rate did they charge you? If cash, did they negotiate for you with the seller for a speedy transaction?

I have 6 contracts all through DVC. May buy more points and interested in TTSS or other resaler. DH and I are thinking that we would buy Vero Beach and use the Magical Moments rebate of $15 per point and buy for $65 with the closing costs. I believe DVC is offering 9.5% interest. Not a good rate.

Not sure if you're asking me specifically, but I'll try to answer.

Generally, when buying a resale you need to arrange your own financing. At acceptance of our offer we sent $2000 dollars to the Title company to be held in escrow until closing. At closing we paid the remainder (minus the $2000 already in escrow)

We financed the remainder through a home equity line of credit with an interest rate of 4.65%.

Jaki handled the negotiations with the sellers. That only took a few hours, probably due to the fact we made a solid offer. The listing was at $70 and we offered $66. Sellers accepted $66.

We also bought through resale because we wanted BWV. Went through Jaki Apetz and had no problems at all. Just remember that everything is negotiable through resale. Also pay close attention to the banked and borrowed points, that will have an affect on the value and thus the price offered. Good luck.
