DVC resale questions

I've been looking at the Timeshare resale listings and have some questions.

What fees do you pay in addition to the listed price?

Are the listed prices firm or can you "make an offer" as you do on real estate?

Has anyone bought at a DVC "sight unseen?" I am really interested in OKW. Have driven thru but not seen inside any of the units.

To answer your questions:

1- In addition to the listed price you will pay closing costs (as in most real estate transactions) and Disney charges a per point maintenance fee every year. I believe the maintenance fees currently run between $3-$4 per point depending on your home resort.

2-You can certainly "make an offer". The only caveat is that Disney has first right of refusal on all sales. This means that is Disney believes your deal is too low they will purchase the points instead of them being sold to you.

3- PLenty of folks have purchased "sight unseen". DW and I toured the VWL before our purchase but would have probably bought even if we didn't get the tour. Without starting the great "which resort is best" debate I can tell you that OKW has the largest accomodations of the WDW DVC resorts.
 
We bought OKW sight unseen (except for driving by). We used a timeshare.com. I highly recommend Jaki. We made an offer lower than the asking price which was accepted. Good luck!:)
 
We have purchased 3 DVC contracts and have yet to make our first trip "home". We bought through Disney and also through Jaki and both were painless experiences (as painless as dropping thousands of dollars can be!). We haven't been to WDW in 11 years and will be "going home" in late June/early July for 19 wonderful days!
 

Is all the paperwork done through the mail?

We live on the left coast and were wondering how this would work for us.

Has anyone here offered less that what someone through the timeshare store was asking and had it accepted?

How long does it take to close the deal?

What do closing costs run? :confused:

I've never done anything like this where I wasn't sitting across the table from someone.

We bought only 152 points a couple of years ago and would be thrilled to have more! :bounce:
 
We recently purchased 2 resales and it couldn't have been easier. One was a BWV contract that we paid more than $5 per point less than asking price for. One was a VWL contract that we paid asking price for (it is VERY hard to find VWL resales). Both had banked points and all current points so they were great deals.

Everything is handled thru the mail and by fax. From the time we faxed back initial contracts (after agreement on price) to the time we closed it was about 5 weeks.

On one of our resales (175 points) the closing costs were $450. On the other (150 points) they were $425.

If you are at all worried, I'd recommend Jaki at atimeshare.com. She calls you often and keeps you very up to speed on what is happening.

I bought sight unseen due mainly to the advice, answers and experiences found on this Forum. [And I'm glad I did!]

How often does Disney choose to buy the points themselves?
 
We also bought from Jaki, and sight unseen. Jaki is a doll! She will make it very easy for you.
