DVC Resale advice

Hi!

I am new to the DIS forums, this will be my first post, and am currently in the process of buying a DVC through the resale market. I found a listing that had enough points to use this year for my family to go on a vacation. Perfect, right? So, I made my offer, and the broker called back saying that the seller had just booked a vacation for this year using the points and hadn't had the opportunity to call so the listing could be updated. I know a lot of this is personal preference, but I wanted to know some thoughts for DVC members. I'm still waiting to hear back about how many points are left in the contract for this year, but I guess that process can take a while because the broker wants the info direct from Disney. After looking through a lot of FAQ's pages and the forums on here, I'm now realizing that we can't even close until the vacation is over (and I'm still not sure when that is). So my question is this... Should I just pull the offer and put an offer in on another listing that has all the things I'm looking for, or wait until I hear back with all the details. I'd like to purchase at AKV for under $80 pp, so I'm not sure if I could use the stripped contract as leverage to get them to come down on the price. I'm still fairly new to all of the ins and outs, so I figured the best thing to do is ask. Also, if my family is wanting to plan a trip for the first week in December this year, how soon should we book the trip at AKV for the value rooms? I'm thinking at this point, it might be too late to even use DVC points if the rooms book so quickly. Any thoughts on this, or just advice in general are greatly appreciated!! Thanks!!
 
You should book value rooms 11 months prior to your vacation. It can take 75 days until you make your first reservation.

I would rescind the offer and move on.

Well if you are ready to buy re-sale, be prepared for a little stress before its all over. Don't get discouraged, but its not a very fun process and a lot of waiting for stuff that is totally out of your control.
To answer your question about AKL Value rooms ............its probably already to late. First week of December is traditionally a "low" time at WDW, BUT its probably the most desired time to go to WDW for DVCers. Its very hard to get the highly sought after villas in December.
I say back-out of that one and find another one, just on principal . That sounds like a seller who really doesn't want to sell. Their are a LOT of them out there !
 
Chace, I would pull the offer and keep looking. A seller who books a reservation while listed for resale makes me suspicious. Everything could be just wonderful, but it also could get sticky and there are other contracts out there.

The DVC resale process is maddening...... There is little instant gratification, the process takes a looong time and many times the wait for that first reservation seems eternal.

We bought resale starting in July and closed in October. Our contract had 43 points left from 2012 and I got lucky with a reservation at AKV in December. It was six months of waiting and anticipation.

You could buy a stripped contract and book a cash reservation to make up for the loss of points available now. All in all, you have to do what is best for you and your family.

My opinion.... Keep looking, buy resale (it is totally worth the savings, even with the wait) and be cautious. There are lots of contracts available. My exact contract type (points, use year and resort) has come up three or four times since we sent in an offer. DVC has a long term return. Waiting a little while for the right thing, makes sense in terms how long you are likely to own.

If you want AKV value villas, you need to book those at 11 months out. If you want the first week of December (the most popular week for all of DVC), you need to book that at 11 months out. If you want a value villa for the first week of December, you probably need to start walking that reservation a week or two early.

Rescind your offer and find something else. But even if you find a contract tomorrow, pass ROFR in a week and Disney gives you your membership number the week after, you are probably too late for most of the first week of December. Plan on first week of Dec 2015 if you really want that week.

I once made an offer on a VWL contract and when it got to ROFR was told it was an OKW contract not a VWL. I pulled out without any difficulties.

I have bought resale in the past and just had an offer accepted yesterday on another add on.

The market is loaded with contracts out there. Find the right one for you. pixiedust:
 
I would pull the offer as well. Otherwise your losing points that were first advertised, and having to wait for them to take the vacation. Lots of resale options out their

I went ahead and had the seller bank the current points since it might be the end of May before we close. I didn't want to push the limit on the banking deadline. Thanks again! I'm excited to join this community!

I think you made a wise decision. Did you get AKV for your desired price? Good luck with ROFR.

I think you made a wise decision. Did you get AKV for your desired price? Good luck with ROFR.

Yes, we got it for a price we were comfortable with. The seller and I went back and forth, but they ended up coming down from their asking price by several dollars pp so I was happy. And they agreed to bank the points from 2013 for us. I think we are paying about average pp, $77. Not the best deal out there but certainly better than what some AKV listings are going for and it's a loaded contract so I was more comfortable at paying that. First time I've ever bargained for something so I didn't want to try to come down too low and risk losing it. Also, we went through TSS and I must say, the experience so far has been very good. Even with us having to make several adjustments to the contracts, they have been very accommodating and it's clear that they want what's best for the buyer and the seller. I think our contracts will be sent to Disney at the end of the week, and from what I've seen we are very hopeful that we will pass!
 
I think $77 is pretty good.

During the real low priced period for DVC late 2012 we were trying to buy AKL. I thought the points were the best value because we want a 1BR and the 1BR value rooms at Jambo are like dirt-cheap points wise.

Anyway BWV were about $58 pp, SSR were about $53 pp, OKW was in the upper 50s, VWL was in the low 60s...and AKL was consistently $70+ I couldn't even negotiate anybody down to $65 where I would've bought it.

We just couldn't justify 70 for AKV when so many other resorts were under $60.

So we bought VWL for $55 per point.

So if you had your heart set on AKL and you bought at the absolute best time you probably only would've saved yourself $10 per point. Not exactly a major price difference.
