I have a few DVC "resale" questions. What are typical closing costs? Does the buyer or seller pay this? And, aside from the per point cost, what does the buyer have to pay? Any good negotiations? What would a good per-point price to pay for BWV/BCV/VWL? What are the annual dues currently running?

All aspects of a resale are negotiable- including who pays the closing costs. (They will typically run from $350-500-depedning on the cost of the sale.)

The buyer will likely have to pay maintenance fees (also negotiable).

Since Disney does have right-of-first-refusal, the floor for resale purchases is around $70 per point- but some have recently reported lower costs. There is some variation depending on which resort, number of usable points and the number of points in the contract (more points may allow for a lower purchase price).

Annual dues vary by resort from around $3.49 to just over $4.00.

hi Cali, i'll try to answer your questions...

closing costs are usually around $375 - $575 depending on how big a contract you're buying.

i believe the 2003 dues are:
OKW $3.39/pt
BWV $4.10/pt
VWL $4.05/pt
BCV $3.97/pt
HH $3.69/pt
VB $4.37/pt

the buyer doesn't necessarily have to pay the closing costs. that's something that can be negotiable.

sometimes the seller wants the buyer to reimburse them for any maintenance dues they've already paid this year on the points. this is also negotiable.

there aren't too many BCV resales out there now. there are a few VWL resales, but not a lot.
you'll find more of BWV and OKW resales though.

Disney keeps resale prices at a higher level with their Right of First Refusal (they can "buy back" a contract if they feel it's selling for too low a price).
a while back they raised their ROFR level all the way up to $72/pt. now it may have dropped down to $70/pt though.

We got our 150 point BWV resale in mid-February for $70/point with banked 2002 points and all 2003 points available (March use year). When you factor in the $400 in closing costs it comes out to a little less than $73 per point. The price was comparable to buying BCV using Magical Beginnings, but if you use MB you have to sell back your first year's points and we got banked 2002 points with the BWV contract so it was a better deal (plus we wanted BWV, not BCV, for our home resort). We also paid prorated maintenance fees for March through December 2003; maintenance fees are paid at the beginning of the year regardless of what your use year is.

Well, sort of. Don't forget that we can pay them on a per month basis, interest free. :cool:
