if you book a villa through a DVC rental company can you not access fast pass, early dining reservations, etc?

No you can get those things. Magic Express, EMH, booking FP at 60 days, 180+10 for dining. Free parking.

Shouldn't be an issue. As long as you have your resort reservation linked to MDE, you should be good to go.

I rented points through Davids for our October trip and was able to make my ADR's at 180+10 and will also be able to book FP's at the 60 mark. Just link your resort ressie to MDE and you're good to go

Everything is the same as booking a room only through Disney except you don't get daily housekeeping included. Also no free dining.
