Edit: If I make a cash resie for a studio at the Poly, and a DVC points resie for a studio at the Poly, will I be able to stay in the same studio, or will I have to move? Any tips on how to stay in same room?

I'm looking at combining a split stay, same resort (Poly), but one reservation with Disney website and the other with DVC point rental. Does Disney utilize different studio room zones? One zone is only designated for bookings with Disney and the other zone only for DVC points? I'm hoping we can stay in the same studio room even though booked with both the Disney website and DVC point rental company.

I can't say for certain but I don't think that would be possible. The DVC and cash rooms are in completely different buildings at Poly.

They are two different room types/buildings so you will have to change. The DVC room will have one queen bed and one pullout sofa, but a nice big split bathroom. They are also guaranteed a balcony but not all of the rooms on the hotel side have that. The hotel room will have two regular queen beds but one bathroom.

Through the Disney website, did you rent a studio or a hotel room? Hotel rooms and studios are different, but cash studios are the same as point studios.

OP, I think you're asking this:

As far as I know, there is not a designated "cash resie" area which is different from the "DVC points resie" area.

But that doesn't mean you can stay in the same studio. The room assigners are going to treat this as two separate reservations.

Are there tips which would make it more likely that you would be able to stay in the same studio? Probably. But you might want to edit your post because it's confusing people and I don't think they are going to give you the answer which would be helpful to you.

I would be booking the deluxe studio room on Disney website. Is this different than DVC studio? What building(s) is cash studio room vs DVC studio room?

A studio is a studio, whether booked with cash or with DVC points.

But if you start using the word "room" you're going to confuse people again, because "room" usually means hotel room, not studio.

I have never stayed at the Poly, but when I googled it, I found this for DVC buildings at the Poly:
Pago Pago, Tokelau, and Moorea longhouses and the Bora Bora Bungalows. Pago Pago and Tokelau house the standard view deluxe studios and Moorea houses the lake view studios as well as some standard views.

There's no difference as long as you are in the same view category, then.
And this is an extremely important detail! The DVC booking engine distinguishes between a lake view and a standard view. If you want a chance to stay in the same studio, you absolutely must book the same view thru both the rental company and thru Disney's cash reservation system..

As above, the cash deluxe studio is the same as the DVC points deluxe studio. You can't combine them into a single reservation number, but what you can do, after making sure the view is the same on both (lake vs. standard), is contact Disney reservations and have them note the confirmation number of the DVC reservation on the cash reservation with the notation that it's a "continuing stay." You do the same on the other - ask the rental company to have the owner contact Member Services (via email, chat or call), give them the confirmation number for the cash stay, and make the notation that it's a "continuing stay." No guarantee, but it's to the resort's benefit to keep you in the same room throughout and just do one cleaning when you check out.

They do not assign different rooms based on if it's booked with points or cash but you do have to be certain you've booked the same category. If you've booked standard view on points then you have to book standard view on cash. If so then have both the cash side and the DVC side note the other reservation number. At check in verify at the desk that you are assigned to stay in the same room.

They can’t link them in the sense of having one confirmation number (not a split stay); they can link them as “continuing reservations” with separate reservation numbers (function as a split stay insofar as ADRs are concerned).

A few weeks ago I had a CM tell me that they don't link points reservations anymore. The only things they do is a note on the reservations.
I just had an Aulani agent link a back-to-back cash and points res for me a few days ago. I called about something totally unrelated and she said "I see they have a note on your reservation that you're continuing with a DVC reservation, but I'm going to go ahead and link them too."

I have no idea what the system looks like or what she actually did, but she mentioned that even with what they did, it's still not a guarantee that I won't have to change rooms.

I'll also add that they've been making extra efforts to keep people in the same room on connecting reservations since the COVID reopening. With the housekeeping shortage and the deep clean they have to do in between each guest, it saves them a ton of time if they don't have to check you out of one room and check you in to another.

They've stated that "not guaranteed" for years and I think in a decade I've seen 2 reports of not being able to stay in the same room. We've had many linked reservations and always been kept in the same room. It only makes sense to not add additional cleaning.

Good to know it is still being done. I still intended to ask since CM's do not always provide correct info but good to have verification it can be and was likely a training issue.

Especially now with the lack of Mousekeepers, they'll jusp at the opportunity of not moving you. I've read sometime they require for you to go to the front desk to checkout and checkin, but it should take just a few minutes.
