Dvc point rental question

We are renting dvc points for the first time. People with experience with this.... how long does it typically take if your request is queued? How confident are you that you will get your request filled? At what time would you abandon the search and book with Disney to secure your trip?

My request is in queue with David’s vacation club rentals and I just don’t want to wait too long. Any advice is greatly appreciated!
 
I don't have answers to your specific questions, but you can rent through a private owner of the resort you want. Then there is no guessing if your request will be fulfilled. I always rent directly with owners.
 
It depends on how far out you are from your trip, and the amount of points/location that you are looking for.

I would give it a month. So long as they find someone before 7 months you are booking in DVC's lower demand period.

I joined a facebook group that was pretty well organized (>7,000 members): "DVC Member Point Exchange and Rental". Then when the guy responded to my request, first I checked him out online and saw he was an active user in that group without anyone giving any warnings about him there or in any other Disney forum. Then I checked him online at the Florida Comptrollers site (http://or.occompt.com/recorder/web/login.jsp) to verify he was an owner, as Florida requires those types of timeshare rentals to be registered. I was able to see he owns at pretty much every DVC resort, so was a professional owner. We talked via Facebook messenger and he made the reservation, gave me the confirmation number, and I loaded it into MDE before he needed any sort of payment (I know that doesn't give any protection, as he still has the ability to cancel, but at least it confirmed that the reservation was held and accurate). I ended up using him again for my stay at the Poly, which was also very easy.
 
I am 11 months out and looking at the beach club or poly for 10 nights.
Owners can only book 7 nights at their home resort when the booking window opens at 11 months. So, while you may be at 11 months exactly, you would need to be at 11 months minus 3 days for ANY owner at those resorts to be able to book all 10 nights.

In order to satisfy your request, the broker would need to have an owner at one of those two resorts with enough points to book your reservation. That could take a while, or it could happen in a matter of hours. It really will depend. I will say that a lot of Epcot Resort owners are holding onto their points in anticipation of SWGE opening late next fall. They either want to use those points for themselves or they are holding out for higher rental rates.

On a positive note, June is not a high-demand month for DVC. You stand a good chance of getting your request filled if you went on the broker's wait list right at 11 months.
 
When you're working with a broker, what you can book and when will depend on whether or not there's an owner working with that broker who has the points you need.

In other words, David's will not be able to fill your request until they are contacted by a BCV owner with the points in the right use year, who wants to offer the correct amount of points to rent to fulfill your reservation. It's not something that David's has any control over.

Availability should be pretty easy to find for that time of year. But, it will all depend on whether some BCV owner with the right points decides to rent their points instead of using them themselves, and then chooses to work with David's to get the points rented. And, of course, how many people are in front of you on the waitlist.
 
I also wanted to add that there are more people who want to rent points than there are owners who want to rent them out. DVC doesn't allow commercial renting (people who buy just to rent out reservations), so when you rent you're dealing with someone who normally uses their points themselves, but for some reason can't use them that year. It's a subset of DVC owners.
 
I'm guessing it all depends on time of year, which resort and when points come available. We were trying to book OKW during the first part of March and were initially put in the queue with Dave's. Less than a week and we were booked and reserved.

Very true. March is not typically a high-demand period for DVC even though it is prime Spring Break time. And you wanted OKW, a large resort that has more owners than many DVC resorts and more studios than most other resorts (only PVB and SSR have more studios).
 
We requested 11 months out and got our reservation within two days - Boardwalk view Studio. We are beyond excited but of course always worried we can't cancel or move the reservation. For that view, it's a risk we were willing to take. We'll see how it goes in February!
 
We just went through a couple of weeks of trying to secure points through Davids and rental store for April. The availability was there when we put in requests...but while they were waiting to find somebody with the points, the availability disappeared at both our 1st and 2nd choice. We pulled the plug and found somebody here on the boards to rent through and got our 1st choice at Beach Club ( had to give up one of our nights since it disappeared while we were waiting for owners) and then split it with BLT for the 2nd part (not our first choice, but it works!) Look on the boards here for a private owner- that is what we did for BLT over Christmas last year and this future trip over Spring Break.
 
Thanks everyone for the input. With the information shared I was able to secure our first choice option with a private owner. I feel really good about everything and am super excited about our trip!!!! I really appreciate the help and support!
 
Renting DVC points is a very cool way to go, we love it! Have a great time and enjoy the 'Welcome Home' you get all stay! ;o)

We know that there are no parking charges for DVC *members*, pr the official wording from Disney. Has anyone verified if charges apply for non-members staying on someone else's points? I will have a points reservation, but I won't have a membership card.

Added info - I've never rented from a broker. Over the years, cultivated a list of owners at various resorts and with various use years, so that I can stay where I want almost every time. (Only once has a waitlist not come through, and that was BCV during Food & Wine, which I never really expected.)
For new renters, don't discount the importance of the use year of the points you're renting.

If you are staying on a reservation reserved with points you will not be charged for parking, it does not matter that they are not your points.
