DVC offers - education please :)

You did a super job on that contract! I made 7 offers over the last 2 months for a SSR 125-175 point contract, and the lowest anyone would come down to was $94.

In the meantime, my family went in another direction--pushing for BCV--they wanted that pool! :beach:

I was feeling generous that day and succumbed to their desires, throwing out an offer on the lowest BCV I could find--truly just a whim--but it was eventually accepted after some negotiating. Much more than my initial plans for addonitis, but they are so excited about Storm-along-Bay, it is worth it! :dance3:
I love, love, love that pool. One of my excitements for Reflections is that the initial drawings showed a similar pool, but the resort is more to my aesthetics (BRV/CCV/AKL).

Admittedly, I think my only gripe about BCV is that I'm *from* New England, so it feels too much like going down to Cape Cod and not enough like being at Disney to me. :)

If the prices for BCV were lower, I would be tempted to purchase some add-on points, admittedly.

Yeah, the pool is pretty spectacular. We also own at BWV and our very first trip there (about 10 years ago) the clown pool was closed so they were carting everyone to Beach Club. We had the very best time there and it was basically over at that point. My family always had pool envy after that. ::yes::

I also think Reflections looks amazing! I can't wait to watch it being constructed.

That is nice to hear, especially as it is our first contract and foray into the world that is DVC.
 

When I sell my DVC I will list for a fair price and not accept counters. I would expect any seller to walk away, or offer full price (frankly, I wouldn't want to see that seller again, so walking away would be FINE). That's how I sell real estate. But you can always ask and see what happens. Worse that can happen is the seller will say no, and then you either decide to pay the price or walk away.

Oh, worst that can happen is that while you are offering a low offer, they will get a better offer and take it, and that contract will disappear - there is always another contract out there, so unless you are looking for something very specific and a little difficult to find (less than 100 points, a certain use year), or are looking to close quickly to make a reservation and can't afford lost time, you probably won't lose anything.
 
I just sold 2 contracts and wouldn't have gotten offended at low offers. This isn't like a home sale or car sale where the person has a lot of individual sentiment tied to the item. And who cares if they do get offended? It's not like they know who you are or even get your name when you make an offer.

I priced both of my contracts higher than any other contracts for my resort on the site I used, planning for people to submit low offers and giving them room to negotiate so they could feel like they were getting a deal. One of the contracts sold at the full list price, and the other sold at a price that was still higher than I actually wanted to get. It took less than 2 weeks for both to sell.

I did get one low offer and countered and the person walked away. I also had someone make a full price offer on one and then decide to walk away, which did piss me off because it tied up that contract and it was taken off sale, which I didn't think was fair since they hadn't paid a deposit or signed a contract. I assumed it was like a house where you make an offer and if it's accepted, you're bound by it and lose earnest money if you back out.

So low offers are not offensive but not following through on your word and wasting everyone's time is. :)

I just purchased a contract that I had a hard time even making an initial offer on because it was listed ridiculously high (my thoughts) for VGF. I figured if it was that high originally no way would they negotiate to what I ended up paying. I think others may have had that same feeling because I waited about a week before making an offer and they said they haven't had any bids yet for it. I guess if you you list it so high initially then you may catch something but you also limit many potential buyers.
 
When you offer on DVC, do you expect a counter? Or do you plan to turn down a counter?

I'd really like (wouldn't we all) a contract at ~90-92% of asking. Not sure if that will happen. I feel like if I offer lower to start, they might get offended, but if I offer 90ish%, they'll counter and I won't get what I want. lol.
You really have to assess the point status of the contract, look at the ROFR thread and go from there when making an offer. I have bought 2 contracts, neither at asking price. One I made an offer and within an hour they accepted (It was AK - They were asking $85, I offered $80). I made my offer based on the above information. My second contract they were asking $165 for a Poly contract. I offered $140 because that is where the market was, they came back with $150, I offered $145 as that was my budget. They accepted.

There are often contracts listed higher than where they should be but you can't blame the sellers, they want as much as they can get and they might come across someone who just wants the contract and will pay asking.
 
The market is very strange right now, and really not far off the end of 2019 in prices.

I know it feels like something you want to get done, but DVC is not going anywhere. Keep making offers. It's not personal. Eventually, you will get what you want. There is no need to settle right now.
