DVC listing (and unlisting)

Hello! Apparently I don't deal with uncertainty well (lol) and recently bought DVC, and then listed the DVC I bought. I've been basically back and forth on purchasing more DVC or selling what I have since this whole thing started :rotfl:.

Anyway to sum up I'd like to pull my listing off the site I listed with (one of the larger resale sites) soon because I'm feeling more optimistic about everything for a ton of reasons and plan to book a Christmas 2021 trip next month. I'm just wondering if anyone is aware of any penalty for pulling a listing if there hasn't been an offer accepted on it?

It can't hurt to ask!
 

You can pull it. Usually the only time it would be an issue is if a full offer came thru before you did. You still could but would be on the hook for the commission.
 
Thanks all! I've only had it listed for a few days (most of which were holidays, lol) so I think I'll pull it and then book a trip to start about 5 minutes after my vaccine appointment :rotfl:. Just wanted to check if there would be a fee. If that doesn't work I'll take your advice BillPA!

Send them an email tonight as well because then it will be an official withdrawal that you can then follow up with a call. Just on the off chance that full offer came in before you talked to someone.

LOL I haven't stopped looking at listings! If they refuse to pull my listing maybe they'll do it if I put in an offer on one of their contracts :flower1: ?

I do want to double the points I have but plan to wait a few months until I know travel is happening =)

Every transaction comes with a cost. If selling then the commission is a big one. So deep breath and settled down there DVCer. ;)
 
You should be able to pull it without issue if you haven't accepted an offer.

If they don't let you pull it then simply never accept an offer. Pretty easy way to avoid ever selling it.

If they choose to keep it on their site that is their issue if you informed them you don't want to sell.
 
Sounds like you are a bit confused just now🤔, might be best to pull your listing now and wait a bit longer until things settle down. You can make a more balanced decision then.
That can't be it. Would you really call someone who listed their DVC 3 days ago, and 3 days later pulls it and plans a November, December, and Easter trip next year confused? lol ;)

Yes it is for sure. I got a pretty good rate on my contract when Disney wasn't buying back and after running the numbers I don't think I would have any issue breaking even or better at what they seem to be selling for now. The biggest issue with letting it go is that I know I probably won't be able to purchase it back at the same price. I know I really just need to wait this out and probably stop watching the news and delete social media lol.

If a full price offer is received, the seller may not have to sell, but will owe commission.

I really don't see any reason for a broker to refuse a seller's request to withdraw a listing. If the OP has decided not to sell, the sooner the withdrawal request is made, the better for everyone.

When you are doing calculations which show you breaking even or better on a sale, I assume you are factoring in the commission, the estoppel fee, and the fee to record the ROFR waiver.

Yes I have been =) I'm one of those people that has spreadsheets for everything and have gone through it all with a fine-tooth comb (even before I contemplated selling):rotfl: . Most of the resale sites give you a break down of all the fees to expect so I checked them all.

This is really a moot point because I decided to pull it anyway, but I wouldn't even really have cared much if I had to take a loss, though like anyone I would prefer not to so did do my research on that end. I do want to keep DVC and buy more but not being able to use it (travel ban) is really affecting me right now as well as just all the blah things happening.

DH and I were discussing it and pretty sure our travel ban here won't be lifted in time for a summer 2021 trip which was one of the many reasons I decided to list. Then DH mentioned yesterday maybe doing a Christmas trip instead (I hadn't really considered this because his work schedule made it a solid no but he recently took a new position which allows for it) and when you run the numbers of Christmas at Poly on a cash stay versus DVC it made me rethink listing it.
