We just returned from 5 wonderful days staying at the Beach Club resort and have decided to buy-into the DVC early next year. If anyone reading this has time, could you answer some of our questions?
During the presentation, we were told that SSR is the only resort currently offered to purchase through Disney. Upon returning home, we see that there are a few agencies that offer re-sales of the sold-out club resorts. Since we love the kid-friendly environment of the Beach Club/Boardwalk area and its proximity to Epcot, we have a few possibilities:
1. Buy SSR only and hope for availabilities 7-months prior to our vacation for the others.
2. Buy BC/BW from an other-than-Disney agency.
3. Buy SSR now, and up our points by adding "aftermarket" shares of BCV/BWV later to give us the 11-month capability for reservations.

Which, if any, would you choose if you were in our situation? Have any of you found difficulty in gaining reservations for resorts you are not deeded to? (September is our primary vacation month.) Thanks for your time and we'll see you there!
 
My advice is to buy at the resort you think you will stay at the most. It is nice to have that resort with the 11 month booking window.

I agree with the above, in general; but I must say that if you are reasonably flexible with your dates you won't have too much trouble booking other DVC resorts inside of the 7 month window. At least we don't seem to have much trouble.

Be careful. It might be true now but IMHO as more and more people join DVC, it is going to more difficult to book soon after the 7 month window opens. The BCV is a very small resort in comparison to the others so it might become especially hard to book.

If you want to go during any popular times of the year, you need the 11 month booking window at the BCV.

Buy where you want to stay and you will never regret it. Buying a resale is very easy and you get all of the same benefits as those who buy from Disney.

We just closed a BCV resale earlier this month. Many people tout the ease of buying through Disney, but I failed to see what the big deal was with going through a 4 week process instead - we weren't chomping at the bit to make reservations, so the resale value was better for us. That said, we were lucky in that Disney didn't exercise Right of First Refusal - but as long as you make a reasonable offer, you stand a good chance of getting your resale through. Good luck!

Buy where you want to stay the most. September is your primary vacation time...right now in your life. It may change in the next 38-50 years. You are going to want that 11 month booking window ifyou want to stay Xmas week somewhere specifically.

If you have your heart set on BCV, contact a resale agent and tell them what you are looking for (resort, number of points). BCV is newly sold out so it may take a little longer to find a contract amenable to you than say, OKW. You may have to be patient.

Start browsing the resale agents listings. If you are looking for a smaller contract, those go quicker than the bigger ones (like 200+ points). That's when you need to make the offer fast or have the agent keep an eye on the contracts and let you know about them before they hit the website.

resales can take any where from 3/4 weeks to 8+ wks. I know because ours took 59 days. It depends on a lot of varibles with the sellers and anyone involved. It's still a good deal just don't expect it to happen fast. If it does ,GREAT if it doesn't you where prepared. GOOD LUCK

Thanks for all the great info--I sense a common theme! (We think we've decided to buy a re-sale of BWV or BCV.)
 
Please, if you don't listen to anything else, listen to this advice and buy where you think you'll want to stay the most. We bought at Vero to take advantage of the Magical Beginnings promo. meaning it would be cheaper, helping with the down payment. However, in making our first ressies at OKW (which everyone says is always open) at the seven month window I discovered that it was booked and we were put on a waiting list for SOMETHING to open up!! Luckily it did, but how much easier if we had a 4 month jump on the ressies.

Glad you're thinking of buying. You WILL not regret it and here's to looking at many years of Magical Memories to come.
 
Same "buy where you want to stay most" advice here, but if you are young, I would also entertain a secondary contract at SSR in the future to give you the extra 11 years.
 
If you fell in love with BCV, I would see if you could be put on a waitlist for it through Disney. As other have said, it might be hard to find a resale for it since it is so newly sold out. You might have to wait a little while, but a waitlist request or a resale will eventually become available. I would wait for what I wanted. Why settle?
