With Aulani being a combo dvc/hotel resort, has anyone ever thought that if DVC sells all of the 481 dvc units, the proceeds from that will allow them to build the whole complex and get the 360 hotel rooms for "free" all paid for by our contracts? I know we get a good deal for the prepaid vacations but DVC seems to be an overall winner.

Does the "right to use" contracts with dvc vs other timeshares (you're an owner forever) ever bother you? I know 50 years is a long time and who cares when you're 90 years old but after 50 years, the "rights" go back to disney and they get to do it all over again selling points afresh.

They have been saying since Day # 1 "late 2011" so I figured sometime in the fall...probably open by T-giving I would think. But I just figured all along we'd just plan to go in 2012. So we're flipping our cruise year & our Hawaii year.

I knew it was supposed to be late 2011, but it was just my wishful thinking for Aug!

This is one of the reasons I like DVC. I do not want my children saddled with something they may not want if I kick the bucket. It is comforting to me that there is an endpoint to the contract, and decades from now my family will not be saddled with a decrepit property.

That doesn't bother me at all. In fact...I think it's one of the pluses of DVC over some of the other timeshares. I have seen how rundown some of those timeshares that are 40+ years old are now, and I think it's smart to "start over" with a new batch of people. I'm not exactly sure our "kids" (who are already 40 and 34) are going to want the burdens of the maintenance fees once we are gone. Besides, who's to say they will want it all by then anyway. We will be in our 90's when our first contracts expire (if that happens before we expire), and I don't plan to be around when my AKV contract expires.

DVC has been a cash cow for Disney for quite some time now. In most cases they do quite a bit better than simply having DVC revenues cover construction costs.

Still Hawaii is a bit of a risk. Disney spent over $100 million for the land alone and everything (including labor and construction materials) tends to cost more. There will be challenges in getting guests to fly out to Hawaii. They may face serious challenges in convincing people go buy into the Hawaii resort.

The Vero Beach DVC resort only has about 120 rooms and it took DVC nearly 10 years to sell all of the points. Hawaii will have to do much better than that.

Still, Hawaii is a prime vacation destination--particularly for west-coasters. And Disney appears to be investing in a wider range of amenities and features than they did at the Vero resort. Hawaii will have a massive pool complex with a lazy river, snorkeling, wedding facilities, conference facilities, a spa, at least two restaurants, and there has been talk of character greeting experiences, luaus, etc.

Hard to tell how the resort will be received by the public--particularly without knowing anything regarding points, buy-in cost and dues cost. But it certainly won't sell-out in 2 or 3 years. This could very well be another 10 year sales effort, but with 4x as many rooms as Vero, that's not necessarily a bad thing.
