DVC GF rooms and balconies

Getting a little confused, the studios and 1 bedrooms, is there a booking category that will guarantee a balcony? I'm reading posts some rooms don't have balconies. Also is there an end date for the construction?

All villas in the original VGF building have a balcony, so if you book a 1 br. or a deluxe studio you’ll have a balcony.
A few of the resort studios in the new to DVC BPK building do not have balconies. If you book a resort studio you have a small chance of not having a balcony.
The construction of the new DVC building (Big Pine Key) is finished, as is the cash building next door (Boca Chica) but the GF is undergoing massive refurb., Narcoossees is behind construction walls w/ a projected reopening in early 2023, for example, it seems it will be awhile before they’re done w/ the whole resort - Mrsap in this thread keeps everyone updated w/ photos if you want to follow along https://www.disboards.com/threads/t...esort-spa-owners-lovers-group.3813125/page-94.
Edited to add - I took a look at the permits Disney has filed recently for the GF refurb work, many don’t have end dates (thus end a year after filing) the recent ones that do have end dates have 9/23/2023. I wouldn’t rely on that as the end, though, since they could file permits w/ even later end dates.

Ground floor obviously won't have a balcony, in either building. That's a lot of inventory.

I have had first floor rooms at VGF and they had what I might consider a ground floor balcony since it has the railing and is not open like a patio would be.
