We are finally looking into buying a DVC membership (not sure what took us so long) and was wondering if someone could answer a question on maintenance fees. When are the maintenance fees due? Are they due on a calendar year basis or is it based on the use year?

Thanks!

They are due in January, but you can set up an automatic payment from a bank account to break them up if you want.

I appreciate the quick response. Wasn't sure which was going to be right, but from what I was reading in some other threads on her I was thinking is was calendar year based.

Officially due Jan 15 but there is a grace period to Feb 15. I do monthly from my checking account (you can only do monthly from a bank account, no credit cards).

To expand on what others have said, you can set up a direct monthly withdraw from your checking account if you want to spread your payments over time. The January payment is always a little higher than the other months, because it's when they do all the adjustments from the prior year. From then, you have a set monthly amount that is withdrawn.

You can also pay your dues with a credit card, but when doing so can only pay the full amount due for a contract. (In other words, you can't spread your payments out over time with a credit card.)

We have the automatic withdraw set up from checking. What we'll typically do is allow those to pay for the first 4-6 months or so (to separate these payments from the Christmas bills), and then pay the balance of the dues off one contract per month with our Disney Visa to get the reward dollars. (I'll probably be doing it a little earlier this year, because we just upgraded to a Disney Premier Visa, and want to pay the dues during the 3 months when we earn 5% on Disney purchases instead of 2%.)

The checking account has to be a US checking account.

I appreciate the responses. I figure we will do the monthly withdrawals to spread it out over the year. I really needed to understand the process because we are looking at purchasing via the resale market and want to understand how the dues work to determine what offers we would make.

I would love to buy direct from Disney, but finacially that just doesn't make sense for us due to the higher cost. We've been looking at this for a few months now and believe we have narrowed down our choices and point requirements. I expect in the next few weeks we will start trying to find a resale that meets our needs.

I'm not sure if it applies to all resale purchases, but when we bought our BCV contract we were required to pay the balance of our first year dues up front as part of our closing costs.

When you buy resale, any unpaid dues for the calendar year must be paid at time of closing. Who pays them or which portion thereof is subject to negotiation between the parties. If you do not raise the issue as part of the sale, it will be presumed that you will pay the pro rata share for the year from time of closing (and that includes paying that share to the seller if the seller has already paid them for the year). You cannot start paying via monthly withdrawal from checking account until the following calendar year and for that you request MS accounting to provide the forms and you send them in.

You can also begin paying off next year's dues by credit card this year. You can begin paying 2013 dues in small amounts all on your credit card if you call Member administration. I did this last year for my 2012 points and paid them off in four installments (I make sure and pay off my credit card bill each month to avoid any interest). The points on my credit card paid for my flight down for my trip coming in October.
