DVC Changed resale rules...

From what I've been told by DVC sales rep and what I've read on some resale sights, as of mid-march if you buy resale points, those points are only good at WDW Villas Only, not resorts, rci, ABD or cruises.

We were going to buy resale points, but this upsets me. I want the ability to use my points elsewhere, even if the exchange rates are debateable. This appeals to us anyway.

What's the full deal on this?

Yeah, unfortunately this was news for awhile and the resale companies have been getting swamped to get people in before 3/20.

It is the Disney Collection - non-DVC Disney resorts, cruises, Adventures by Disney.

You can still trade out to RCI, and you can still use your points at the DVC resorts.

That's about the full deal at this point. This applies to resale purchases made after 3/20/11.

We really wanted it for the cruises too and deluxe resorts, but this makes even a new sale less valuable in my mind if we ever had to resell our points for some reason they don't have as much buyer 'appeal'.

Neither cruising nor (especially) non-DVC deluxe resorts was ever a good points bargain anyway, but that flexibility has been lost.

Only you know whether DVC will work for your individual situation. My hunch is that DVC will gain more direct sales than they lose as a result of this change (otherwise they'll undo it).

The price differential is so huge, why not buy resale and save the difference towards a cruise? There are contracts going for under $50 per point.

Now that we do, we are asking questions, sorry to offend you so.

As to the exchange rates to cruise, etc I know they aren't great, but we liked the flexibility to do so if we wanted. And yes, you can get as low as $50/pp so it is still an option, I'm just concerned about the percieved 'value' of after market points versus DVC direct points that have full use.

Buy resale and rent the points. Use the cash to pay for the other trips, cruises. Points for cruises are way over priced, better to rent.

If you are uncomfortable buying resale don't. Only you know what you want. Keep in mind it's easy to let the excitement of buying a piece of Disney get in the way of your judgement.

When we originally purchased we thought all of the ways to use our DVC points were important. However, after owning for almost 2 years, I realize that we'll be using our points strictly for reserving DVC villas.

Some members have found that buying less DVC points gives them the flexibility to take other vacations on cash. So they'll do a DVC vacation every other year and take cruises or other vacations by paying cash on the years they don't go to WDW.

Other DVC member think of their DVC points as their vacation money and use it to take cruises or RCI vacations in Hawaii. But many others will tell you that you could rent out your points pay for those vacations and have money left over and even sometimes use less points.

But the most important advice I can give you is to buy where you want to stay. Sure you can book at other resorts, but sometimes it's hard to get those reservations at 7 months or less. There's nothing more disappointing than finding you can't get the reservation you want and you aren't happy with the resort you're stuck with. By purchasing the points for a resort you love you won't mind being at your home resort.

I know there's lots of options, and we still certainly may go resale route. Just trying to make sure it all make sense. We can definetly get more points for less money so that's good.

As to where to stay, SSR does't bother us, none of them do. We'd take any. I love resort hopping. Trying them all out is the fun of it. If we get in to another great, if not, SSR is really nice and near DTD and the PIN store so that's cool.

Resale we'd probably go BWV, WLV or AKV if we found a good deal, but as I said any are fine.

yes, you can still use DVC resale contracts to book any DVC resort (with availability) at 7 months out. that includes HHI, VB, HI and CA.

Forgive me if I'm misinterpreting, but by perceived value do you mean resale wise? Because if so, any points sold after 3/20, regardless of how they were bought, will be stripped. Meaning, if you buy direct or resale today, and sell next year, the contract you sell will be restricted to DVC properties and RCI. Buying a fully usable contract doesn't mean you will be selling a fully usable contract. Again, I'm not sure if this is what you mean, just hoping to clarify if it is your interpretation.

With regards to whether to go resale vs direct, remember you can always rent out your points for $10-$12 pp, so you could always rent points and use that cash towards a cruise, deluxe accommodations, etc... If you have not already, perhaps you should go over the points charts for a cruise. I recently "priced" out a cruise and found that my family of 4 would cost me about 375 points for a 3 day cruise. The cash price for this same cruise was about $3200. So, if I rented out my points for $11, I'd have an extra $800. Also, for 375 points I think I worked out that I could stay in a 1 BR Villa at BCV for 7 days AND a Studio at BCV for 10 days. So, 17 days at BCV....or 3 days on a cruise? I understand you realize it's not always economical, just trying to give you a real example as I worked it out.

I think a lot depends on how many points you want to get. And, you WILL still have the RCI exchange, so you will still be afforded options outside of Disney.

Agreed. This is one of several reason's why buying direct doesn't makes sense to us. I'd buy resale and then rent the points or pay cash for any instance that we would not be staying at a DVC resort.

Just one word of caution. IMO, I don't think anyone should really consider a resale value when deciding if DVC is the right product for them. There are just too many things, out of your control, as the owner that can impact the "value'.

This current change is just an example. If Disney decides to continue not excercising ROFR (which they have pretty much done over the past year or so except for BCV), then the prices will drop.

I am sure that it is now disappinting that those options are gone. But, on the bright side, those options are not really part of what you are buying and can be removed at any time, even from direct buys.

With DVC, you are really getting the ability to book at your home resort and any other resorts that they leave as part of the "club". Any current DVC resort could, technically, be pulled from the club, and those owners would be restricted to their own resort.

So, I would simply decide whether or not buying a DVC timeshare, to stay at DVC resorts, works out for your future plans. If it does, then search for a home resort and price you are happy with and go from there.

Anything else is subject to change.

One thing which is never really talked about in reference to the resale contracts is: We know currently what is available and what the point costs are to trade out, what we don't know is what those options will look like in 2 years, 5 years or longer.

One of my concerns if I were buying now is, if the number of DVC contracts that have lost those privileges significantly impacts cruise bookings or other trades, the point totals may change or even new options might be added which really appeal to DVC owners. You have to weigh the potential that one day you might want those privileges against the fact that you might spend extra for something you never need.

We purchase DVC for the long haul.....DVC is constantly changing and we don't know what tomorrow brings (good or bad), so you have to think about what might happen down the road, because it would be bad financially to buy resale, find out you want those privileges and have to sell/rebuy...or as others (and I) believe that one day you will be able to pay DVC directly to reinstate those privileges (I am sure it will be costly, otherwise there was no point to making the rule change to begin with).
