Dues due date clearification

Hi all,

This is my first year having to pay up the full dues can I please get clarification between Due Date and Past Due?

There seems to be a month buffer, so are they actually saying I can pay anywhere between Jan 15 and Feb 14 without penalty any interest, etc etc?

Please help this confuzzled Canadian Girl! :confused3:confused3

We have always paid during the time period that you mention...before February 15th, and we've never been charged a late fee, or interest. We pay once a year, not monthly.

How do you go about setting up paying monthly vs all at once? Do you need to call MS to set that up or can you do it online? Thanks

You would call member accounting. Same phone number as MS but a different option on the first menu. Monthly direct debit is only available with a US bank account.
 

When you say US bank you mean any bank in the US or the "US Bank"? Thanks
 
A bank that is based in the US.

Or a US credit union or savings & loan. Any US based financial institution that normally allows monthly auto debits and credits.

There is no addition charge by DVC. The only charge would be if your financial institution charges for the service, and there are none that charge that I am aware of.

No, it continues year to year until you change it.

The only "quirk" on a monthly debit is if you normally have it drawn on the 1st of the month, the January payment is always delayed until the 15th.

Is there also an adjustment made to the first payment of the year if the actual property tax is higher than the estimated payments made during the previous year? I seem to remember than any underpayment of tax is made up in the first payment of the following year but if there was an overpayment of estimated tax, the dues reduction is spread over all 12 monthly payments. Is that correct?

Yes, that is correct..
 
Thanks! I guess now I need to check whether we overpaid or underpaid the property taxes so I'll know what to expect in January.

From the Annual Meeting:

OKW, BWV, VWL and BCV overpaid the 2009 property Taxes by $0.01 per point which will appear as a credit on the 2010 dues for those owners.

AKV overpaid by $0.05 per point.

BLT overpaid $0.78 and VGC overpaid $0.83 - those amounts will be prorated based in date of purchase (just as the dues were already prorated).

HH and SSR had no change.

VB underpaid $0.02 per point.

This will all be included in the dues statement which will be arriving after Christmas.
 
I have my annual dues set up for automatic withdrawal. Does anyone know when I would expect the amount to be withdrawn. Thanks

Your statement will note your payment dates and amounts. Your first payment will always be on 1/15 even if you are setup for payments on the 1st of the month.

You can view your statement on-line now and see what your payment amount and dates will be.

No change for SSR? My dues went up $100 from last year!
