Our family of 5 will be staying at the Dolphin this summer.
Kids are 13, 10 and 3--how cramped will we be?

Are you staying in a regular room (2 doubles) with rollaway? How long are you staying?
It's hard to answer without some sort of frame of reference.
I found it less cramped than a standard room at Dixie Landings, sleeping 5 w/ a trundle bed....more floor, drawer and bathroom space at the Dolphin...but you are talking five people in one room. ;) Maybe someone will come along with square footage comparisons for you!:)

You should be just fine!

We stayed in the Dolphin last June. 2 adults and a 6 y.o., 8y.o., and 10 y.o.. We had 2 queen size beds and a roll away bed. It was not bad at all. We just stood the roll away bed up against the wall and that left plenty of room to move around.

We've stayed at the Dolphin with three kids a little older than yours, and we were fine; the rooms are a good size. I don't know how you feel about ground level, but we always request that as we feel the walk-out balcony gives us an "extra room" and whoever is ready first can go right outside onto the balcony. Of course, you could get a balcony higher up, as well.
