So as I've posted many times here, DH & I are VERY CLOSE to buying into DVC. We're in the process of refinancing and we're just waiting to see how much our new mortgage payments will be to make sure we can do this.

We live in CA and were assigned a DVC CM in Florida. We really like him and he has answered many questions for us. He knows our situation and we told him that as soon as we're done with our refi we will likely be signing up. He told us that the DDP will end August 31st, which is fine with us since we'll likely sign up before then.

So at the last minute this past Monday we decided to go to DL, partially because I wanted to see the SSR models that I learned about through these boards. I told the DVC person at DL that we already had a DVC CM we're working with and we just wanted to look at the model, but we didn't need the "full presentation". Well, this guy was really nice, but I think we got the "full presentation" anyways because it took 90 minutes. He even offered incentives that couldn't be offered over the phone by our CM. We made it clear that if we decided to purchase it would be through our CM in Florida. He said he's a friend of our CM and of course that wouldn't be a problem. He said he was going to call our CM to let him know we saw the models.

So I got I voicemail message yesterday from our CM in Florida saying that since we took the tour, the DDP incentive won't be available through Aug 31st anymore. He said that once you take the tour you need to make up your mind a lot sooner or the incentives expire.

Does that sound right to you? Does that mean that even if we don't decide to sign up now we won't be eligible for future incentives?
 
Yep. Sounds right. There are different rules once you make that contact as I understand it. Maybe things have changed, but this has been a common thing.
 
Yes, I agree. However there is some wiggle room & I would advise you to use it. There are only 6 days until the 31st. I can't imagine your guide would allow a sale to go away for a matter of a day or two. Keep in mind that you can give the verbal agreement & still have time to change your mind. Go ahead & do it & if things don't work out in your favor, you have time to cancel.
 
I'll second what Doctor P says. It's pretty much fact that once you go through the full visit, you have 7 days to make up your mind and get the incentive. If you don't buy within the 7 days, you no longer are eligible for the incentives.

I just wanted to see the model to see if our family would fit into a studio. I don't think we'll have our answer by Monday because the lender said he would let us know on Wednesday. But honestly if we don't get the DDP incentive we'll probably wait several years to buy into DVC. The DDP were going to really help us with our Disney Cruise we have planned for May.

Also, does this mean if we don't sign up for DVC right now we're not eligible for any future incentives years from now?
 
I wouldn't make the developer's points your focus on whether you buy DVC or not. You are buying perhaps 50 years worth of points. If you would wait a few years because you didn't get the developer's points, then I'd say wait the few years anyway.
 
Well, it seems to be true that whatever incentive package they offer you at the conclusion of a tour is "it" for right now...but I do believe you can sign up for another tour and qualify anew for whatever incentive package is in place then...you might have to wait til it's a new incentive package...but with this double developer points deal ending 8/31, that shouldn't be all that big a factor...

But I would definitely play with your timeline a bit...we're so close to 8/31, you should be able to "finagle" if you use a bit of care...

For example, Disney will accept a $500 deposit to make the sale and start the process; that will lock in your incentive package...then, if you change your mind about buying prior to closing (and in this case, it would even be prior to receiving the paperwork to sign), Disney will refund the deposit --once you've paid your deposit, you have at least a week and possibly 10 full days to come up with the rest of what you were planning to pay (a down payment if you're financing; the balance if you're not)...so you really only risk $500 between Monday and Wednesday, and even if you decide against it once you get your refi info on Wednesday, you will get your deposit back, altho it may take a bit of time for the credit to clear your credit card...

SO, if the double developer points are the "why" for buying right now instead of waiting a while, think about doing the $500 to guarantee your deal, and then deal with changing your mind, if you have to do so, on Wed or Thurs...

Actually, it's 30 days if you're not financing. We paid cash but split it into two payments.
 
id be pretty ticked off actually. If you had requested a full tour and presentation then thats one thing.

dropping in to simply view a room is not considered a tour in my mind at all.

it would have been one thing if the CM in CA said "hey if you buy now I will give you a better deal than the DP's"

your deal, the DP's was in place BEFORE the full tour(one that you didnt even want in the first place)

how can a deal expire based on a tour when the deal was in place before the tour?

That is what we did. I took the tour at DL but wanted to wait until we saw the resorts and models at wdw. We put $500 down with SSR tentatively with the understanding that if we wanted to change to AKV or cancel altogether we could do that when we returned. When I asked our guide about the models at SSR, she said that if we took the "tour" again then THAT cm would become our guide. Sort of like the last person you talk to gets to work with you scenario. So when we went to SSR, we said that we already had a tour in CA and just wanted to view the models and someone took us over to the models.

When we returned, it took us until the next weekend to get our act together but finally last Sunday we bought our SSR points.

Everyone has different circumstances they have to work with...good luck with your decision. Let me tell you...there's something magical when they say "Welcome Home".
 
DDP in this case is Double Developer's Points. How many ever points you purchase, you get twice that to use within the next 11 months (no home resort advantage to these points, no waitlist). Or you can get the cash discount on your purchase instead of getting these points.
 
We put a $500 deposit down to "lock in" the friend and family promo back when it was going. We waited over 60 days after that to pay the rest and finalize the purchase. Guide knew about this upfront and said it would be no problem. It wasn't. Just FYI
 
I will have to throw the BS flag on this one. We toured SSR/AKV in Mid-June and were offered incentives and told that we had 72 hours after our checkout date to commit to purchase to take advantage. We traded phone msgs with our CM and finally jumed on July 23. Our CM said she wasn't sure the same incentives could be offered since we were beyond the 72 hours and I expressed my disappointment and that I felt that this was just a sales tactic designed to get fence sitters to sign up - then I offered to take my money and go elsewhere. Sure enough the CM's tune changed. In no time she had the OK from her "manager" to extend the offer since we had been in regular contact following the tour.
I still believe this is BS - If the incentives are availabe to one buyer, then an educated person who sees these boards will know about them and will ask about them and will get them.
Maybe I am completely off base here but I didn't flinch in saying thanks but no thanks when she tried to take the incentives away.

Actually with the double developer points you have to put the entire down payment down at once. I was originally told $500 and the rest could be sent in but he came back and said he was mistaken. Because you can use the DDP's prior to all the paperwork being complete they require a full 10% deposit in case you change your mind.

At least that's what happened to me last week. No biggie for me since I was already committed.
