Do resale companies compete with buyers?

I recently had an agent tell me that the seller could sell back to the resale company if the offers fall below a certain amount? I never knew that was the case. So are resale companies not just agents for selling contracts but also competitors who are setting market value?

Not all of them will buy a contract. There are one or two that will buy and rent or hold points. But it's by no means universal.

Yes, some of them will do an instant sale and buy it back. I like knowing this information because it helps me know how low I can go in my low ball offers before I am wasting my time. At least with DVCresalemarket.com you can do a search for what they, the broker, will buy the contract for thru an instant sale and keep your offers above that. Knowing this information has helped me get a few low ball contracts accepted thru them. It also helps to keep in mind that the seller has more incentive to have you buy it than the broker thru an instant sale as the seller is on the hook for all the fees that a buyer would usually be covering when they sell it to the broker.

Thank you. This is really helpful. I didn't know this existed.
