My cheaper contract has a higher settlement fee.

TT&M settlement is $400 for $6600 property.
VWT settlement is $300 for $8500 property.

I also have a $75 document preparation fee on TT&M.

Does that look correct?

I assume when you say "settlement fee" you're talking about closing costs? If so, then yes, they're kind of all over the place. It seems that the closing company that my broker is using is one of the higher ones. I think the estimated closing cost on my 120 points is $505, while I've seen others in the $435-460 range for the same number of points.

The line item "Title--Settlement Fee." It is $300 for VWT and $400 for TT&M. All of the extra charges are the same except for "Loan Document Prepare Fee $75." So then I am looking at $475 to $300. and that was the less expensive closing, too.

Closing cost to closing cost:

50 pts $1052
100 pts $877

And there aren't any MF in these numbers either.

with fees and closing costs we're paying $907 in total for a 120pt contract. $459 in closing costs and the rest in loan origination fees and other fees.

They are free to charge what they want, my guess is that part of the fees go back to the broker that sent your file to them. Disney direct didn't charge closing fees a few years ago, now they do.

I guess that's what the difference is then. We're paying cash for ours, so there should be no "loan origination fees" or "settlement fee".
