We got the house!

Everyone cross their fingers we get a satisfactory inspection back!

Someone else was interested so we rushed our offer in. We offered list with the seller repairing a leak and paying $3000 in our closing costs. They were going to counter but ended up just accepting it. WooHoo!

Unsatisfactory inspection is why we walked from our last house. There are dudes out there that are well trained that you pay to go "inspect" the home for termites, shifts in the foundation, leaky plumbing, bad boards (in stairs and floors), bad electric, plumbing, fire hazards, problems in the attic, with the roof, with the windows, you name it.. they tell you the good, bad and ugly on it. Our report on the old house also said "Fridge has slight mold from being on and empty so long, will need to be thoroughly bleached by someone not with child" :rotfl:
Made me laugh.

Someone else interested... someone was in the house when we got there with my dad to take a look and see if he noticed anything big before we made an offer. They were incredibly interested. We hightailed it out of the house and went straight to our Agent's office to work up an offer so ours would be presented to the seller first. Generally, sellers look at the first offer they receive the most seriously and even if the other couple had put an offer in that was better than ours they would have probably countered our offer before accepting the second one.

List is what the seller was asking. Meaning, if she'd been asking 1.2 million (which I assure you we could not have been able to afford :lmao: so she most definitely was NOT!) we agreed to pay her 1.2 million.

Closing costs-- make up the lawyer fees, title fees, fees to change the deed, fees to our Lender (which will mostly be waived as I am employee) and a fee to "originate" the funds through the VA (which is actually waived, as Tom is disabled through VA) and a whole bunch of other crap that adds up much too quickly! :scared1:
Closing costs are upfront costs so since we're VA qualified (VA requires no down payment as the loan is 100% insured by the government) we don't have a down payment and they are our only real "expense" other than payments. Now we won't have much of those either, as the seller is paying them.

It's all pretty freakin' complicated and i don't know how it ALL works but hope this helped a little. :upsidedow

ETA.. oh, and countered means they were going to come back on our offer and offer us something else. Probably not to pay our closing costs or not pay as much or maybe not to fix the leak, but for us to do. Who knows. Glad they didn't do it, who knows how much that leak will cost to repair!

Also, they threw in a 1 yr Home Warranty! ;)

It's all pretty freakin' complicated and i don't know how it ALL works but hope this helped a little. :upsidedown

I'm glad you explained everything...even the stuff I DID understand!!!:lmao: The only things that got me were closing costs (I just had NO idea on that one :confused3 ) and counter. Like I understood the gist of what counter probably meant but wasn't quite sure what all it entailed.

I needed a good chuckle after all these tests and practicals my professors are hurling at me! I got one more test tomorrow and then a paper to pop out by monday at 5 and then it's all rest til after Thanksgiving!
Phew...I wish the break would just get here already!!

Alright, I guess. Of the three classes I'm still in I should get A-B-C. :rotfl:

I had to drop the other two. The one education class I was in was getting to be too much. He told me if I missed one more time, he would fail me umless I dropped (which in our college attendance policy, which I think I've complained about on here before, he would be within his right to do but I also don't think any other teacher would have given me so much crap since it was revolving around a death in my immediate family!)
Anyway, I got caught up (finally) and then we found out I was pregnant. I was required to do 20 hours in an Elementary school classroom a half hour from my house the opposite direction of where I work. So if I worked at ten I'd have to get up at 7 to get there by 8 and then I'd have to leave at 9 to drive an hour to work, because my branch is a half hour on the OTHER side of my house. It was a logistical nightmare! Since I never got out of the bank in time to get to the school before 2:45, when students were dismissed, I'd of had to of done 20 mornings of that (think of the gas!) and hoped that I had 20 morning where I didn't come to work until 10.. My only time off was going to pre-natal appointments and the actual class, which the teacher banned me from missing!
Then we had to do 100 hours of Community Service (not in the semester, it just had to be completed upon applying for the Education program) but you had to propose your plan to the Education board this semester, with a signed approval letter from the head of the agency.
There was nowhere that I could make a commitment to, being pregnant. I couldn't volunteer in the hospitals, the humane society, it couldn't be directly involved with school (since I'm already required to spend time in the school) and there aren't a whole lot of volunteer opportunities around here. The library needed me starting June 14 and I had to promise to be there (and I'm due June 10th!!!!) and the initial program I had chosen before finding out I was pregnant would have had me at a seminar two hours from home 8.5 months pregnant, no way!! :scared1:
When I told the professor my concerns he simply said "Just commit to one of them, I don't care."
I thought it was VERY wrong to ask me to make a commitment to an organization with which I knew I could not commit. So what, lie to them?
I just dropped. I'll take it later. :sad1:

Nope, he wasn't. It would have been a half hour to the school, then an hour to work, and then a half hour back home. So exactly what your dad drives daily. Only no traffic here, just all hills and windy butt roads. Oh the miles I put on my car. :headache:

My hunt for cheap ones worked out today.. Our office was painted on the holiday yesterday and a co-worker, two hours in my shift, came in and said "Uh, Patsy, you shouldn't be breathing this. Call your doctor, but you shouldn't." and that was that... day off for me, spent hunting Blu Rays without Tom knowing!! :rotfl:

If only that could happen more often...

We watched that on our last cruise. I fell asleep, the rockin of the boat put me out.
 
I am SO frustrated right now.

Our local branches are being repainted right now. Our office was done on Tuesday and like I said before, the paint was so bad I had to leave. It was the same again today.
My manager sent me home. It's frustrating to me that she didn't just call and say "Hey, it reeks, don't come in" but let me drive a half hour there just to send me home when she saw me walk in. Thats an hour I wasted today and then gas and mileage on my car, too (with no pay!).

She told me she was going to call HR to see about compensation (I didn't ask her to do this, but I did wonder how it would work since it's not MY fault I can't work!) and she just called me and said "Hey, I haven't called HR yet but I want you to go work at this other branch".... but I'm home now.

I basically said that wasn't cool with me because that is TWO hours travel time and gas and that branch was painted too AND I don't know ANY of those people. I'm not comfortable going into a branch of people I don't know and spending another hour of my day to do it. She made some smart remark about how I shouldn't be so picky and she is covering her bases.

She should have done this yesterday, if that was what she wanted to do. I'm tempted to not answer my phone next time she calls.

Ugh. Maybe I'm just hormonal but I think this is TOTALLY ridiculous.

I'm sorry, but I didn't take a job at that office. And it would have been one thing if she'd said it to me whenever I was in TOWN but she waited an hour, let me get home, and called me and told me to come back.

I would be frustrated too. Once I'm home I don't like to leave again. I get all settled. Plus I would have been stoked to have another day of rest!
