As a potential DVC buyer, other than the ability to finance or must have home as BCV, why would anyone buy directly from disney when there are so many contracts for resale?

Those are a couple of reasons... I think maybe lack of knowledge may be the number 1- If you go through the DVC presentation and don't do your homework- you may not know about the resale market or how to go about it. Considering there are 60,000 plus members isn't it amazing there aren't more people registered on this board??
 
I bought four contracts directly from DVD.

I did it for convenience and ease, it's as easy as picking up the phone. I don't want to haggle, and wonder, then negotiate over closing costs, ect...

Once we had our first contract, I wanted to keep all use years the same, and get the exact amount of points that I wanted...not the amount and use year that was for sale.

It was worth the extra $ to us. :cool:
 
I have two contracts and am considering adding on another one. I have been looking at resales, but I only want 75 points and small contracts have not been coming up at the home resort I want. Also, I don't want to juggle two different use years, which further restricts resales.

If you look at a resale for a small number of points make sure you compute the closing costs into your cost per point computation.

When purchasing a resale there are many factors to take into consideration such as: price per point, closing cost, and the number of points available. I purchased a resale in 2000 and my contract came with one year of additional points. This made the deal the same as the magical beginnings program that disney was promoting at that time. However, my cost was 26% less than the price disney was offering at that time. I paid the closing cost. Also, I reimbursed the seller for the maintance fees, since I was going to use those points. However, at times these fees can be negicated between buyer and seller. I purchased my contract via the timeshare store and their service was excellent. Don't be afraid to be creative when attempting to negociate a deal--you never know what a person is willing to accept. Good luck! I am sure you will find something.
 
When you buy through DVD, you have more control over things like Use Year, how many points you are buying, and how you are buying those points. DVD allowed us to split our purchase into multiple contracts, instead of buying one large contract. It's harder to do this through resale.

Also, with resale, you run the risk of the seller changing their mind. If DVD offers you points at a certain price, there's no doubt that it's going to go through. I'm the kind of person that doesn't like to deal with the extra layer of hassle.

All the other responses are right on target. Everyone's needs are different and resales don't always work for everyone. The biggest reason I have seen some of my clients buy from Disney is for reservations. Resales take about 30 days to close and if someone needs to vacation in the next few weeks, I just can't help them. Be sure to plan ahead if you do decide resale is the route for you.

There will be no commission to pay if you can negotiate a deal. The board tells you how to close the deal without any legal or financial problems.
If you want to use a broker, then check The Timeshare Store that sponsors this site.

BEATS ME!!!!!!!!:) :) :) . We've purchased two separate BWV contracts, same use year, via resale and saved over $1000/contract over the price available via Disney..........I'd call that a..............NO BRAINER;) ;) . We have done small add-ons via DVD pretty effortlessly because it didn't make financial sense to pursue them on the resale market.

Its all about where you want to stay.

We bought OKW resale and saved a bundle.

We bought HH from Disney and with MB, we paid a small amount more.

Once you have completed the sale, there is no difference. Its not like buying a used car -
 
There is a certain experience that is had when on is down in WDW and buys into DVC (we bought into OKW when the commodore house was still around). But to just add on, buy into a sold out resort and save significant $, resale is the way to go (just added on 150 in OKW....thanks jacki)

I'm not sure if I have anything different to add but will post my thoughts in case it is helpful. Each situation is unique and must be evaluated independently. IMO, the dollars saves for smaller add ons is not that much generally. The ability to chose use year, exact number of points, proceed immediately, make reservations before closing and chose home resort (within current availability) are the factors in favor of buying from DVC. OTOH, one can still find what you want many times through resale and frequently save at least some money. Also, many things are not available from DVC anymore like BW and OKW. Yes I know that there have been an occasional person on a wait list for a while that got points at those resorts but that has been the exception.

So it boils down to what you want and need, what's available, what you want to pay and how patient you are.
 
I don't know if I have a lot to add except that in my case I had three contracts yanked out from under me when I thought everything was a go on the resale. I wasted months and months waiting on owners who had not done their homework before selling. Finally, in frustration, I called Disney, and three days later, I was able to make ressies, and had no more hassle. I also was able to take out a contract for 10 years, which I thought I needed, but I ended up paying it off in 3--still, I had small payments, which was wonderful at Christmas, when money was tight. I also had college tuition for three people, which is not small change! Everyone's circumstances are different. I also bought a 25 point add-on, which you can not buy cheaply on resale, you have to go thru Disney on very small contracts. When you pay cash, using a credit card, a small contract can be your's to use in a week or so.
