I think most don't sell cause they can't break even.

I was just pointing out Roxyfire, LOL and myself can make money, but not planning to sell currently.
 
1. So professional denigration is an appropriate response to disney hypothetical market analysis? Got it...I'll add that to my arsenal.

2. I wasn't talking about DH...that was my point. You are making a lot of shortsighted economic quips that seem to be rooted in "we"...not "I"...you should run for president. Just how it's rubbing off...i would be delighted to be enlightened.

This is a dvc discussion...we got some Pom poms deployed as always...and you said "I don't know...$150??" On the bay lake contract which was more than retail hit. That calls into question you're basis for determining "valuation" on dvc points and most other thinks...like "mk views"...your feet have to occasionally touch the ground. BLT contracts sell $110-120 now...and while it's possible to go down on resale (Saratoga is about flat)...as Jade points out none would have dropped 20% on the monorail line in a boom economy.

Just my opinion.
This all seems over the top to me. If my conduct with that offhand remark is so over the top, the mods will deal with me. That's the last I'll say about that.

I guess that since I don't recall the break-even analysis I conducted 8yrs ago, I must not be qualified to discuss DVC on a Disney board. Let me know if you want to see my MBA, and MS Finance transcripts to decide if I can discuss this. Not sure my Biochem B.Sc. with double minor in Psychology and Management are of interest to you, but I have those, too. :)

ETA: Out of curiosity I just asked DH what we paid for BLT -- his response: "Are you serious??" He's a PhD Econometrician currently specializing in valuation.

Right...large contracts were cheap...no doubt.

You did say "small contracts"...but I'll let it slide...

I'll concede your point...for being opportunistic...though you did "parse" the numbers a little and exaggerate.
 

It's highly unlikely it will be the only one for sale...that rarely happens.

At some point it will be the resort that Disney pushes in their presentations. POLY should be sold out by the end of this year, which leaves CCR as the main WDW resort for sale till DRR opens at which point DRR will probably be the main focus of sales.

Guess we're both idiots for not recalling that DVC break-even from 8yrs ago. :)

But I see that the Tiana dessert party just sold out, so you are probably not wrong.

They did eventually sell out SSR and that wasn't considered a good location or a very deluxe resort compared to the other existing DVCs. So a SSR/OKW amenities level combined with a near BWV/BCV location should sell fine.
 
It's not that rooms couldnt be sold for cash. The exclusivity is the resort itself is limited to those staying at the resort. Pool/restaurants/shopping and eliminating ability to rent points by needing to show membership card

Well, cash guests wouldn't have a membership card.

That said, I'm even more confused about the benefit. Knowing that the shopper or diner next to you is someone registered at the hotel is a perk worth bragging about? I wouldn't object to screenings at the pools but I think it's a far smaller problem than some people believe and there would be a cost associated with policing entry.

As for point rentals, anecdotally I think the outrage would be far greater than any appreciation of perceived "exclusivity."

Also DVC guests don't quick serve as much but they do TS

I'm not in any position to parse QS vs TS. It's pretty apparent that those kitchens don't go universally unused. Where they're eating...I have no idea. And when guests are dining out, there's no guarantee the Riviera restaurants would be the destination of choice.

...really? You cook on vacation? Lol...that is the one thing I will pay disney for willingly...no thanks. The kitchen awaits at home.

I'm sure different families have different patterns. I've never been opposed to making a ham sandwich for lunch or spaghetti for dinner. Things like that only marginally qualify as "cooking" in my book, yet I can feed the family for $100 less than a Disney TS meal. Probably get in-and-out faster, too, with no need for reservations.

Put it this way...the amount of cooking that occurs in DVC villas is much greater than the typical hotel room.

Saratoga was a lot cheaper...and contrary to some opinion round here...disney inflation isn't close to real inflation...

Pandering? Not sure I know what you mean. While I have the Biochem degree I've never worked in pharma. Used the MBA/MSF to switch into corporate finance and consulting. Doing a lot of work now with NPOs that's really interesting -- fascinating for a hardened capitalist like myself, right? ;)
