Direct vs Resale ?????

Hello everyone --

I've been on DIS for a while, mainly hanging out at the Disney Parks& Attractions, Restaurants, and Tips area of the board. Now I've ventured on over to here.....To start last year we did a tour of Disney's Boardwalk and were VERY close to signing on the dotted line to become DVC members. We're going back again in September, and I would like to do another DVC tour again to find out more. Now my first question is, what are the advantages and disadvantages by buying directly through Disney (ie., while on site, etc), compared to purchasing it through resale (ie., Timeshare store, etc). If I'm not mistaken don't all the properties revert back to Disney ownership in 2042 (something like that?). Which brings up my second question. Doesn't it revert back to Disney then, and what happens to the money you've invested?

A big advantage of buying from Disney is easy financing and as long as you are current on your payments, they don't report you to the credit reporting agencies either. A home equity loan still makes the most sense for the vast majority of people if you need to finance. A big disadvantage is that you are locked into buying only what Disney is selling at the time you buy. By going the resale route, you can purchase any of the resorts.

All of the properties with the exception of the new SSR revert back to Disney in 2042. SSR has a 50 year life like OKW did when it was introduced. The money you invested is what pays for your use over the next 39 years. It locks you in at a fixed cost. Imagine being able to stay at Disney today based on prices 25 years ago! You also have to pay the yearly maintenance fee which goes to paying for the upkeep of the property and the property taxes.

You should save 15% to 20% buying resale. If after you do the math and the savings don't amount to the above I would not buy resale.

You can check the Timeshare Store and other sites such as Tug ( Timeshare User Group) for resales. The website is: www.tug2.net. It is my understanding Disney is exercising their ROFR if the resale is less than $67 per point.

An advantage to buying directly from Disney is the transaction is usually processed very quickly. However, if you are saving thousands of dollars resale it may pay to have some patience. Good luck with your decision!

P.S. I have purchased both resale and direct from Disney. The resale I bought several years ago the savings were substantial. The direct purchase I also receive a discount since my son was a CM at the time.
