Direct Sales and Incentives

I purchased direct last year at RR with a December UY. I rented my 2019 points because we went in November and have a baby on the way. Our next planned trip is October 2021 (using 2020 points). I already want to buy more points for flexibility and larger rooms (I don't care that 1 BR don't make much sense). My hope was to buy and close on an additional 50 or 75 points before July so that we would get 2019 points that we could bank since the borrowing restrictions are going to limit our trip next year.

I called my guide from last year and he has 'retired'. I assume something to do with COVID and an early buyout. The voicemail he has refers to another guide who is not working either.

Question is, do you think they are going to open in time for me to purchase direct and potentially get the 2019 points? If so, what types of incentives do you think they will have?

I have been looking at resale contracts, but I cannot get over the impact that resale restrictions are having on me as a RR owner. I really don't want to have to do split stays if I use all my points since I would never be able to use my resale points at RR. But if these resale prices keep dropping I don't think I could resist a nice BWV contract.

Whats ur guides name? Ours was with dvc for at least 25 years I think and we are worried he is going to retire also.

Ahh not the same. Ours is Randy Krueger, he's wonderful. I'm wondering though. Will they still let people buy once they reopen and give them 2019 points also for a few weeks on use years in the 2020 years now? They will likely want to sell as many contracts as possible so i could see them throwing in 2019 points since some missed out since its been closed. Although they might also not want to dump more points into the system that they don't have too.

Someone would know more than me but my understanding was that when you bought DVC you were entitled to all 50 years of points (Minus those that have expired). So I believe as long as I close before July 31, the December 2019 points would be mine and I could bank to 2020.

I think you just need to sign the contract prior to December 1st and bank them before then to get the 2019 points. They make special exceptions on banking points when you buy them direct.
 
Banking window for December UY is July 31 so my guess is I would need to close by then to bank. Maybe in the past they have banked those points automatically.
 
Agree with ChipNdale8887. Direct points go into your account as soon as you sign the purchase agreement. As a courtesy to direct purchasers, MS will bank the current use year's points from that purchase even if the banking deadline has passed. So no need to worry about buying or closing by July 31. I'm sure direct sales will open up again as soon as the resorts do. Congrats on the new addition to your family.

For riviera almost certainly. At least what they were in January and february before the additional incentives expired.
 
They don't typically discount smaller contracts...I'm not saying that they won't but in general anything under 125-150 points isn't likely to have a discount.

No idea. It will take quite a while for RR to sell out, so you don't have to be in a rush to buy as soon as they open, though. Not much danger of them running out of 2019 points, so I'm sure they'll give you 2019 points even if you buy towards the end of your December use year.

Might be worth it to wait a few months to see what the incentives might turn out to be. If sales slow beyond their expectations, they'll probably increase them. As @JETSDAD said, traditionally, there haven't been incentives for smaller contracts. Keep an eye on the boards for notice of a price increase. They usually give us a few weeks advance warning. FWIW, my advice is to wait until this fall to buy unless you need the points right away or see a price increase coming. Good luck!
 
We have the cash to buy a 100 point resale contract, but if they ever offered no interest financing I would jump on that. Have the ever offered no interest financing?

Yea we are also waiting to purchase 100 direct when they open back up, but if there was no interest financing we would most likely purchase more. Has there ever been such an offer of no interest financing?
 
If Disney offered no interest financing that would would probably sway me over to buy direct for my first contract. I have the the cash to buy a small contract but would finance if there was no interest.

I have absolutely no knowledge of past offers but I feel like this isn‘t something we will see happen.
