Direct Disney Purchase / Closing Costs Question

I am in the process of finalizing our first purchase with Disney for the Polynesian. The closing costs on the docs include a $190 charge for title insurance through "Vista Title Agency", a subsidiary of Walt Disney company. Whereas I'm purchasing directly from Disney and the first buyer of these points, is title insurance necessary? It seems like an extra $190 to Disney for not much in return since there isn't much risk to insure against. If it were a re-sale I would probably feel it were a justifiable cost, but direct from Disney when they've just created the property seems unjustifiable. Anyone else have any thoughts on this?
 
all i can tell you is "don't expect to have much luck negotiating with disney" - they charge what they choose to charge. if you don't like it, i'm sad to tell you that walking away is about your only option.
 
I realized early on that there is no leverage (at least with the Polynesian sales anyway). Our contract is 200pts and they wouldn't even throw in an additional DVC canvas bag when I tried to press them on it. That being said, I called the "Quality Assurance Dept." from DVC and they told me I could waive the coverage and there was a specific form to do so. I know it's possible, I'm wondering if I'm way off base with my logic that title insurance, when buying directly from Disney, seems completely unnecessary?

I agree with you it's just another way for Disney to make additional money. Until a couple of years ago, they didn't charge any closing fees on direct purchases.

If $190 bothers you, you SHOULD look into resales. And I would not buy Poly without staying there.
I have stayed there and will NOT buy or even stay there again. JMHO
