What do direct purchase closing costs include?

I know I will need to pay MF's for the remainder of the year. Are those included in the closing costs or are those an extra fee?

It was about $600 for my 175 points. That does not include MFs

I was quoted about $1400 for 200 direct split into 2 contracts, 150 and 50 respectively. I forgot to ask about MF's.

MF's are pro rated from the day you own the contract until the end of the year and you generally get a statement on your account after the contract has loaded saying how much you owe for that year fees.

I just bought direct. Closing costs were $1,230.88 on 275 points.

It looks like it includes recording fees, transfer tax, title, and a document preparation fee.
